โก๏ธ Potential To Move
You may be familiar with "Likelihood to Sell" metrics that some real estate CRMs offer - this is Courted's proprietary version, which forecasts an agent's likelihood to move over the next year!
How it's built
The team took a historical look at all agents over the past 15 years, and identified which agents switched brokerages and which did not. Courted then associated characteristics of agents that moved, such as production, business profile, and activity.
We analyzed over a thousand different features and built a predictive model that determines how likely an individual agent is to move.
How it's not built
We don't have a secret window into what agents are thinking (we wish!), we don't see what websites or Instagram accounts they're looking at, and we don't use any of your usage data to power our potential to move score.
What do I do with it?
If you have a list of agents you're looking to recruit or retain, start with the high potential to move. High potential to move agents are 3x more likely to move than the average agent!
If you just had coffee with someone and they're not interested in moving right now, but you see they're marked as high - don't reach out again, as you know from your interactions the best! This score is meant to guide, not command.

How it's built
As the market slows down, many agents had their best years ever in 2021 and 2022. How can you spot the difference between the agent for whom the last two years were an anomaly, vs. the agents who will be tomorrow's rainmaker?
It's hard. And it turns out the answer is: data science.
We look at all agents' businesses over a 15 year time horizon, and assess whose businesses grew, and what they looked like early in their careers. Stats from average sales price to days on market to how frequently they co-broke with others all influence an agent's probability of future success.
Our model produces a prediction for each agent's Next 12 Months, and then we characterize the predicted change in terms of relative growth to the Last 12 Months, benchmarked against other similar agents. That leads to our Limited, Stable, Moderate, and High Growth agents.
How it's not built
With a crystal ball ๐ฎ
We wish! Sometimes people take time away from real estate, sometimes they move to a different state, sometimes they decide to pursue their secret passion of interpretive dance, and sometimes life simply happens. Not every prediction will be right.
But, we give you a predicted sales volume range over the Next 12 Months with a 90% confidence interval.
