Introduction

Dilapidation reports (and precondition surveys) are used to document the condition of a building or asset, before any construction starts. Usually they’re done to identify any anomalies or existing defects, so that it's clear these were pre-existing and not caused by the upcoming work planned to start.

It's critical that these records are thorough and detailed, but collecting and combining all of the information into a well structured document which can later be found quickly, can be challenging. Attention paid up front can pay dividends down the track, ending disputes quickly, saving your team a lot of time and headache.

Best Practices

  • Include a photo field so that photos and videos can be attached to the form. Be sure to setup relevant photo tags so specific photos can be found easily later on.

  • Use list fields where applicable (eg. area), to make it easy to find records later via the register view, and filter by the list items on any analytics charts

  • In the template settings, make sure the forms are sorted by the date on the form (not the creation date)

  • In the template settings, set the form thumbnail to display the zone/area of the inspection if working on a large site.
