No deal was posted or sold this week. Instead, co-founder Robert Wensley joined the call to unveil Mogul - a ground-up rebuild of Investorlift that's been in development for over a year, currently in invite-only beta starting in Houston.
What we covered:
Automated underwriting: Mogul won't let you post a deal that doesn't pencil out as a flip or rental - it flags bad numbers before you waste time marketing a deal that was never going to sell
Investmate, the new AI ARV tool: built and tested against 1,000 past Investorlift deals, with a claimed median error of $16K, versus $32K for Zillow's Zestimate and $100K+ for Attom's model
Contract-based deal posting: upload your purchase (or JV) contract and Mogul pre-fills the listing from tax records and the contract itself, cutting a lot of manual data entry
Rebuilt buyer matching: God Mode, Artemis Mode, and Cartel Mode are merged into one AI-driven system that surfaces verified buyers with public transaction profiles, so you can see a buyer's real flip/hold history before you call them
A built-in CRM and dialer: calls, texts, and emails all happen inside the platform, with call recording, AI call summaries, and automatic call-forwarding to your cell when you're logged out - so no more losing track of who called about which deal
New pricing model: instead of a flat monthly subscription, Mogul charges per deal posting (roughly $100–250), so slower months cost less
LyftGPT: a separate underwriting assistant (rolling out shortly, priced around $500/month for 10 million tokens, with the first 10 property lookups free) that lets you run comps, ARV, and full flip/rental pro formas on any U.S. property by address - useful even outside Houston while Mogul's local buyer data is still rolling out city by city
The big picture: Mogul is starting in Houston, then expanding to Dallas, Austin, and the rest of Texas before moving to Florida and California. The existing Investorlift platform isn't going anywhere - Mogul is a new, invite-only tool running alongside it while the team works out bugs and gathers feedback. If you want early access, that's a conversation to have directly with the team rather than something to self-serve today.
