This week's deal took the team to Houston, TX - but the real story was the platform test, not just the property. For the first time, the same deal was posted and marketed simultaneously on Investorlift and the Mogul beta, so the team could compare how each one performs live, side by side.

What we covered:

  • The deal itself: a 3-bed, 2.5-bath, roughly 2,386 sq ft Houston house, asking $175K, with the team's manual ARV at $280–285K (with room to push higher based on comps) and rehab estimated around $50–70K

  • Running the exact same deal through Investorlift and the Mogul beta at once, to directly compare lead flow, buyer matching, and calling tools between the two platforms

  • How Mogul's AI (LiftGPT, still in internal beta) instantly generated its own ARV and max-offer numbers - $318K ARV and roughly a $141K max offer - as a gut check against the team's own estimate

The result, in the team's own words: "30 minutes of dialing, we got 2 offers, 6 walkthroughs." The top offer came in at $150K (well below the $175K ask), with an earlier organic offer at $110K and walkthroughs scheduled across both platforms - strong traction, but no accepted offer by the end of the session.
