LPA Response: Total Area is Wrong / Red Line diagram is wrong

If the LPA has said that they don't think that your red line is accurate and/or the total area is wrong, it means that your red line does not align with the other documents that you have drawn.

Please be aware that, as recommended by Natural England, in order to prevent the Joe's Blooms tool from being used to evade the BNG duty, if the red line has to be changed, we have to delete BOTH the baseline data and the post-development data.

Consider whether you can change your other diagrams, so that your documents align and match what you have drawn in the BNG Tool.

Step One

On the main menu, select "basic details" and then press "tweak Redline"

Step Two

Confirm that you understand that the baseline and intended works data will be deleted, and then use the edit tool to amend the red line to reflect your other diagrams.

Please note that the site area is displayed on the right hand of the screen in the "Advanced Tools" tab

Please note that if you used the "select OS" feature, it is possible you neglected to add all the different parts of the parcel. You should use the edit option to change the red line so that it fully reflects the intended works. (Remember that clicking once on a white square deletes it, holding down the mouse button will allow you to drag the white dot around).

Amending the red line to include a BNG enhancement area

Sometimes we find that LPAs want an applicant to amend their red line so that they include an area where gains can be secured. To do this, just follow a slightly amended version of the process described above:

Step One

On the main menu, select "basic details" and then press "tweak Redline"

Step Two

Confirm that you understand that the baseline and intended works data will be deleted, and then use the edit tool to amend the red line to reflect your other diagrams.

Step Three

Amend the red line so that you create a thin corridor towards the area where you want

Step Four

Then expand the end of the red line to create the area where the gains will go. When finished, press "edit" and then "continue"
