New Lead Messaging Overview

Overview

We understand how busy our Agents get and how hard it can be to keep so many pieces of information up to date! The New Lead text messages allow you to automate key updates to ensure your CRM and your MaverickRE reports stay up to date and accurate so that you get the insight you need into your Agent's performance.

How it Works

After a new lead is received, the assigned Agent will receive a text asking if an appointment was set with the lead. The Agent will respond with the number that corresponds to the relevant answer.

A tag labeled NewLeadTextInitiated is added to the lead.

Appointment Set

  • If the Agent replies with "1" (indicating Yes), it will send another text asking when the appointment is and provides a few options for them to select.

An appointment will be set in Follow Up Boss automatically with the selected date & time chosen below.

PLEASE NOTE:

  • If 'Other' is selected, it will skip the creation of the appointment in Follow Up Boss.

  • The next text will ask "What Time" The system accepts multiple time formats, such as 6:00PM, 6PM, or 6pm.

  • NOTE: If the Agent does not include a time in their reply, the system will default to 18:00 UTC. Coordinated Universal Time). This corresponds to different local times depending on the region and daylight saving status:

    • 8:00 AM HST

    • 9:00 AM AKST or 10:00 AM AKDT

    • 10:00 AM PST or 11:00 AM PDT

    • 11:00 AM MST or 12:00 PM MDT

    • 12:00 PM CST or 1:00 PM CDT

    • 1:00 PM EST or 2:00 PM EDT

If a Real Time Tour appointment is already created for the day selected via text message, we will not create the appointment.

  • The last text will ask the Agent to provide any notes to add to Follow Up Boss. If the agent doesn't have any notes to provide, they can simply reply with N/A.

Once the Agent replies with their notes, a tag is added labeled NewLeadTextCompleted.

No Appointment Set

  • If the Agent replies with "2" (indicating No), it will send a follow up text asking which stage the lead should be in.

The stage in Follow Up Boss will be updated automatically.

Attention! If you have Zillow Two-Way Sync enabled, the stage options listed below are the ones sent to agents through the New Lead Messaging feature for Zillow-sourced leads:

  1. Attempted Contact

  2. Spoke with Customer

  3. Nurture

  4. Showing Homes

  5. Submitting Offers

  6. Listing Agreement

  • The last text will ask the Agent to provide any notes to add to Follow Up Boss. If the agent doesn't have any notes to provide, they can simply reply with N/A.

Once the Agent replies with their notes, a tag is added labeled NewLeadTextCompleted.

Live Transfer Examples to Turn On New Lead Messaging For

New Lead text messaging can be enabled for live transfers. This is designed for Live Transfer type leads, which will need notes immediately after an agent receives them.

  • Realtor.com

  • MarketVIP

  • OpCity

  • Ylopo LSA
