This is a guide on how to view and analyze builder profiles in Mortgage MarketSmart. You’ll learn how to identify top builders, examine their transactions, and export detailed data for further analysis.
1. Open the Builder Profile
From the welcome screen, click on the Profiles tile
Click the three lines next to the Mortgage MarketSmart icon to create more workspace on your screen
Select the Builder Profile
2. Select Your Market and Time Period
Choose your market by selecting a state, MSA, or county
Select the time period for analysis. Example: last 12 months
Go to the Builder Selector to load the top builders in the chosen market and period
3. Review Top Builders and Their Transactions
After selecting the county and time period, access the builder selector
Review the list of top builders in the selected area over the past 12 months
Examine key metrics for each builder:
Total transactions (units and dollars)
Average loan size
Percent of transactions in majority minority census tracts (MMCTs)
Percent of business in low to moderate income (LMI) census tracts
Types of loans (conforming, jumbo, FHA, VA)
Number of loan officers, lenders, listing agents, and buyer agents used
Compare one builder to another and to the market average
Use the bold line (market average) to compare individual builders against the overall market
4. Export Builder Data to Excel
Click the 'Share' button and select 'Excel' to download the data.
Open the file and use 'File > Save As' to rename it appropriately for future reference.
5. Analyze a Specific Builder
Choose a specific builder (e.g., DR Horton) from the list and click 'Apply'
Navigate to the 'Relationships' tab to see loan officers, lenders, and agents associated with the selected builder
Access the 'Loans Export' tab to view detailed loan records, including average interest rates and buyer names
6. Reset and Explore Other Builders or Markets
Remove a selected builder by clicking the filter slash button
Return to the original list of top builders
Select a different market if needed to repeat the analysis
