Messaging Clients in Perchwell
Messaging is available once a client has been invited to Perchwell. It allows you and your client to communicate directly inside the platform, with conversations linked to the listings you’ve shared.
Clients can:
View shared listings
Send messages
React to properties with feedback
All communication stays organized and easy to reference.
Start a New Message
The primary way to start a conversation is from Messages.
Click Messages in the navigation
Hover over the Contacts slide-out bar on the left side of the page
Click the New Message (pencil) icon
Select the contact you want to message
Enter your message
Click the send icon
💡 You can also start messages from other areas of Perchwell, including:
The Contacts page
Search, using the multi-select tool
A listing details page
Tags, when sharing listings
All messages route to the same Messages view
Reactions Feature:
Reactions allow clients to leave feedback on properties. They can choose between Like, Dislike, or Maybe. Based on their reactions, listings will be sorted into their designated categories in the Shared Properties section.

Reactions help you understand client feedback on shared listings, and all feedback lives in the Shared Properties view.
Clients can react to listings using:
Like
Reject
Maybe
These reactions automatically organize listings inside Shared Properties so you can quickly see what’s resonating.
Viewing Client Feedback
Open a conversation with a client in Messages
Navigate to Shared Properties
Listings default to All
Click Undecided, Maybe, Liked, or Rejected to filter and focus on listings with specific reactions
You can also sort listings by:
Active threads
Share date
List date
Bedrooms
Price (ascending or descending)
Click any listing to jump directly into the related message thread and continue the conversation.
💡 Reactions are not a separate tool, they’re a quick way for clients to give feedback that automatically organizes listings inside Shared Properties.
Things to Know
Messaging is available to invited clients only
Clients see the same messaging interface as agents in their Perchwell account
Timestamps show when listings were shared and when messages were sent
Conversations cannot be deleted from Messages
All messages remain tied to the listings they reference
