Create a Quick CMA Report

You will learn how to create a Quick CMA, review your comparable listings, customize the layout, and share the final report.


When to use a Quick CMA

Use a Quick CMA when you need pricing insights based on comparable listings.

  • Advise a seller on pricing strategy

  • Help a buyer understand local market value

  • Compare similar listings in a neighborhood


Quick CMA creation

Choose the starting point that matches how you selected your listings.

Start from Search (most common)

Use this option when you are building a CMA from multiple search results.

Steps:

  1. Open Search

  2. Select the checkboxes next to the listings you want to include

  3. In the footer action bar, click Create Report

  4. Select Quick CMA


Start from Listing Detail Page

Use this option when you are starting with a single subject property.

Steps:

  1. Open a listing from Search or Universal Search

  2. Open the actions panel on the right

    • Hover near the right edge of the page, or

    • Click the three-dot menu in the top right

  3. Click Add to Report

  4. Select Quick CMA


Start from Tags

Use this option when your listings are already grouped in a tag.

Steps:

  1. Open Tags

  2. Open the tag that contains your listings

  3. Click Create Report

  4. Select Quick CMA

By default, the CMA includes all listings in the tag. Narrow the list before you start, or remove listings in the editor.

  • To narrow the list before you start, select specific listings, then click Create Report.

  • To remove listings later, click the X next to a listing in the CMA editor.


CMA editor review

After the CMA editor opens, confirm the subject property and your comparable listings.

Add or update the subject property

If the subject property is not listed in the MLS, add it manually.

  • Click Add Subject Property

  • Enter the property details

Remove or reorder listings

Clean up your comp set before you generate the report.

  • Click the X next to a listing to remove it

  • Drag and drop listings to reorder them

When finished, click Next.


Quick CMA customization

Set up the report before you generate the final version.

Add a report title and subtitle (optional)

Add a header to help the recipient understand the CMA.

  • Enter a report title

  • Enter a report subtitle

Choose the page orientation

Pick the layout that matches how much information you want to show.

  • Select Portrait to show up to 8 fields per listing

  • Select Landscape to show up to 10 fields per listing

Select the fields to display

Choose what data appears for each listing.

  • Select the data points you want to include for each listing

Choose how listing links open

Set what happens when someone clicks a listing link in the report.

  • Select Open in Perchwell

  • Select Open externally with your brokerage branding

Add optional sections

Include additional content when you need it.

  • Include agent contact information

  • Include exact listing addresses

  • Include a summary section

After you finish your layout updates, click Next.


Quick CMA sharing

After you review your report, choose how you want to distribute it.

Email

Steps:

  1. Select Email

  2. Enter the recipient’s email address

  3. Update the subject line

  4. Review the message body and make edits as needed

  5. Click Email Report

You and the recipient both receive a copy.


Download

Steps:

  1. Select Download

  2. Wait for the PDF to generate

  3. Save the file to your device


Print

Steps:

  1. Select Print

  2. In your browser’s print dialog, choose your printer and settings

  3. Click Print


Tips

  • Click Previous to return to earlier steps and adjust settings.

  • Add more listings by creating a new report.

  • Find saved reports in your Report Library.

  • Search for a report using the recipient’s email address.
