Introduction

Perchwell's platform offers detailed filters to tailor your search to meet specific needs. From the 'Search' page, you can modify your search to pull relevant listings, generate specific data reports, and share these with clients.

Filters Overview

Filters are tools to refine your search to match your client's needs. Upon logging into Perchwell, you'll see columns of filters.

Default Filters

These filters are the standard set and will remain so unless you’ve assigned a base template.

Customize Filters

Select additional filters to further refine your search.

Filter Column

Interacting with the filter column allows you to set parameters for your selected filters. Selecting the downwards arrow lets you enter limits or ranges for the fields selected.

Default Filters

Default filters are the base filters on your search page and can be selected in the Filters Tab.

Locations

You can enter or select known areas, schools, exact property addresses, zip codes, or even draw boundaries to find listings within specific parameters. You can also input commute details to populate listings within a certain commute time.

Bedrooms

Select the number of bedrooms and bathrooms for your search. The default settings for these filters will set the minimum number to the number selected and more. For a specific amount of bedrooms, toggle on ‘Exact match’. (ie: 1-3 bedrooms)

Bathrooms

Same as bedrooms, select the number of bathrooms for your search. The default settings for this filter will set the minimum number of bathrooms to the number selected and more. For a specific amount of bathrooms, toggle on ‘Exact match’. (ie: 1-2 bathrooms)

Price

Set a price minimum and maximum for your search to generate listings within that range.

Status & Activity Filter

Current Price

This is the status that is currently listed for the property within the MLS. For example, the current listing you’re viewing was last updated with a status of Active. The current status would be Active.

Listing Activity

Think of the listing activity as the status history of the listing. Any status changes the listing has had while on the market, would be a part of its listing history. Additionally, you can set date ranges by either calendar dates, or a trailing window.

Tip*

Are you looking for a listing that was previously in contract, but is currently active? You can set the Current Status as ‘Active’ and Listing Activity as ‘Went into contract’!

Text Search

You can filter your search by keywords, description, address, and more. Simply separate the words you’re looking for by quotation marks (ie: "accessible washer dryer" or "high ceilings")

Tag Search

You can filter your search by the listings you’ve tagged. For example, 2 bedroom listings in South Valley are assigned to a “2 Bedroom” tag. You can populate the listings in this tag to your Search page. From here you can pull analytics, create reports, and more.

Property Type

You can filter your search by different property types. The options are Residential, Residential lease, Commercial sale, Commercial lease, Land, Residential income, Manufactured in the park, and Business opportunity. Additionally, each of these selections can be further modified, by selecting the ‘Edit’ option.

Customizable Filters

These are additional filters you can add to your Search page to modify your search further. We have additional filters for each section below.

Please note, that we are currently working on a Glossary for the vocabulary used for additional filters. As we work to get this released, please contact your MLS for further information.

How to Add Additional Filters

You can add additional filters to your Search Page in two ways. One, by selecting the ‘Filters’ button at the top of the webpage and selecting the 'Customize filters' button, and two, by selecting the + icon located at the far right of the filters row on the Search page.

Option #1

Step 1 - Select the ‘Filters’ button, located at the top of the webpage.

Step 2 - Select the ‘Customize filters’ button, located at the bottom of the slide-out window.

Step 3 - Select the check box on the filters you would like to add to your Search Page.

Option #2

Select the + icon located at the far right of the filters row on the Search page.
