Understanding the Independent Contractor Agreement (ICA)

Learn the basics of your ICA with Radius—understand your rights, duties, and what to expect as an independent real estate agent.

Updated this week

In real estate, the Independent Contractor Agreement (ICA) is a foundational document that defines the professional relationship between a brokerage and an agent. It outlines key terms such as commission structure, scope of work, and operational expectations. If you’re a new agent, understanding the ICA—and what it includes—is essential for starting your career on solid ground.

What Is an ICA?

The ICA is the primary legal contract between you and Agentdesks Incorporated d/b/a Radius ("Radius").

This agreement differs by state but generally details the rights, responsibilities, and obligations of both you and Radius.

It defines:

  • The scope of work expected from the agent

  • The duration of the agreement

  • Any specific conditions that may apply

Agent Rights

  • Earn commission for each closed transaction with Radius

  • Radius may file a fictitious business name on your behalf

Agent Responsibilities & Duties

  • Maintain an active real estate license

  • Keep complete and compliant transaction files

  • Follow Radius’s policies and procedures

  • Pay applicable insurance deductibles

  • Act ethically and professionally at all times

Radius’s Rights as a Brokerage

Implement policies and procedures as necessary to maintain its license and to remain compliant with legal and regulatory standards.

Radius’s Duties & Obligations

  • Maintain active Errors & Omissions (E&O) insurance coverage

  • Disburse commissions and fees per ICA terms upon transaction completion

Note: This overview highlights only select provisions of the ICA. The full scope of rights and responsibilities is detailed in the ICA and any referenced addenda. We strongly recommend reading the entire agreement thoroughly and consulting independent legal counsel before signing.
