External Referral Agreement Information & Process for California (Referring a Client to Another Brokerage)

This document explains the procedures for handling referral agreements within our brokerage. It provides clear instructions on initiating referrals, completing paperwork, and ensuring timely payments. Let's get started with the basics of managing referral agreements effectively.


Create the Referral Fee Agreement

1. Complete the Referral Fee Agreement or RFA document.


2. Send the RFA to de.wilmore@radiusagent.com for signature via Docusign.

Please try to avoid sending as a pdf attachment as this may delay your response
time; e-sig platforms are preferred.

3. Send the RFA to other brokerage to be signed by their Managing Broker.

4. Once you have a fully executed Referral Agreement signed by the Managing Broker

from both Brokerages, and your Recipient Agent is in contract, has a signed listing,
or accepted lease, please complete the File Submission Form.

5. Please create your referral file in SkySlope.


Create the File in Skyslope

For Checklist Type, select “Referral Agreement” and for Type (Representation), select “Other”. Please enter as much information as you have on this screen.

For the seller and buyer contact tabs, please enter as much information as you have. If there is any information you do not have, butSkySlope requires to proceed, please complete as the example below indicates.

For the Co-Op Agent tab, please enter complete information for the Recipient Agent, including their brokerage Tax ID Number.

For the commission instructions tab, please enter the commission percentage of the Recipient Agent. Please complete all information under the “Referral Type” section. For commission breakdown, please be sure to complete your total commission minus the Radius Management Fee of $100.


Add the required documents to the checklist and once the file is closed. These include:

  • Final Settlement Statement

  • Recipient Brokerage W-9

  • Copy of Commission Check/Wire

Once all documents are loaded and marked as complete, the Auditor will approve and archive the file.


Some Helpful Tips

  • It’s best to keep in touch with the agent that you’ve referred this business to.

  • The Submission Form due dates that apply to all other contracts also apply to Referrals - within 24 hours of accepted offer.

  • This also applies to the SkySlope due dates - within 48 hours of accepted offer.

  • For the commission breakdown in SkySlope, please be sure to complete your total commission minus the Radius Management Fee of $100.

  • For the fastest way to get paid on outgoing referral checks, the Radius Demands Desk needs to know in advance of the closing so they can issue the demand seven days prior to closing.

  • If this step is not completed prior to the transaction closing, it will delay your getting paid if we receive a ‘mystery check’ and have to track you down or try to figure out who the check belongs to.
