A target audience plays a vital role in reaching potential buyers for a specific asset, such as a home. In this article, we will explore the significance of target audiences and how you can leverage them efficiently through the Engage platform.

What is a Target Audience?

A target audience refers to a specific group of individuals who are likely to be interested in purchasing a particular asset. In the context of real estate, it is crucial to demonstrate your understanding of the local area and the unique requirements of potential buyers within your digital proposal. Identifying the target market you intend to reach is also important. This could include first-time home buyers, investors, or developers. Keep in mind that the target audience may vary depending on the type of property. For instance, a knock-down rebuild will attract a different set of potential buyers compared to other property types.

The Benefits of Using Target Audiences in Your Proposals

Employing a target audience approach in your proposals offers several advantages. By showcasing your knowledge, effort, and local expertise through your digital proposal, you create a sense of personalised presentation rather than a generic off-the-shelf offering. By thoroughly analysing the homeowner's property and assessing their needs, you can accurately identify the types of individuals who are likely to be interested in purchasing their home. Furthermore, you can explain the marketing strategies that are relevant to these specific audiences. For example, social media marketing might be less relevant for downsizers but highly valuable for first-time home buyers. Including these details throughout your proposal instills confidence in the prospect, demonstrating your well-informed strategy and ultimately increasing your chances of securing their business.

Utilising Target Audiences on the Engage Platform

The Engage platform offers a seamless way to implement the target audience approach.

  1. On the right-hand side of the platform, select Account Admin then choose Target Audiences.

  2. Here, you can view and select from the pre-existing target audiences you have created. If you haven't created any target audiences before, simply click on the Create Target Audiences button, which will take you to the target audiences page.

  3. From there, click on Create and provide a title for the target audience, such as First Home Buyers. It is essential to choose a title that effectively conveys the essence of the target audience.

  4. In the description section, you can explain the characteristics of the buyer group and why it is relevant to your business. For example, you could mention that first home buyers are often more emotionally driven and have limited budgets.

  5. Once you have defined your target audience, you can enhance your presentation by adding relevant imagery that represents the preferences of that audience.
