Matching in Street
Property matching in Street allows you to find suitable properties for your applicants based on their saved requirements. Matching works for both Sales and Lettings applicants, and can be run either from the applicant's page or from the property side.
Note - Matching requires Customer Notifications to be enabled for your branch. If matching appears greyed out, check your notifications are enabled by clicking your profile icon at the top right.
By default matching emails will link to the Street public page for each property however you can instead have these link to your business website instead. See our Branch Property Matching Settings help article to see how to edit these settings.

Matching from a Property to an Applicant
To get started, use the sales or lettings property table to find and select the desired applicant, or use the Global Search Bar to find the property.
From the property page, click the Marketing drop down at the top right where you can choose between applicant matching or individual matching.
Note - To create an applicant match, the property must have an active sales / lettings listing. If you would like to preform an applicant match before a property is on the portals, you would have to make property available but with the 'low profile' and 'Do not publish to website' options selected on the listing. Sales/Lettings Applicant Matching
The sales/lettings applicant matching option allows you to send an email to all applicants whose requirements match that property. Clicking this will show you a list of all previous matches, including both applicant led (applicant to property) and property led (property to applicant).
From here you can click the 'New Applicant Match' button at the top right to start a match. Before running the match you can adjust the following options:
Send a property match email to applicants - tick this if you want to send emails to the matching applicants or untick it if you just want to generate a list of applicants to review internally.
Exclude previously matched properties - tick this to hide any properties already sent to this applicant in a previous match, so you only see new options.
Include applicants with no recorded preference for this property type - tick this to match to applicants that do not have a property type preference for that property (see below for more information)
Include area match only - tick this to restrict results to properties that fall within the applicant's selected areas. Leave unticked to return results from across your listings regardless of area.
Note - Applicants who have been marked as no longer looking are flagged in the matching results.
Matching to applicants with no preference for that property type
Ticking the 'Include applicants with no recorded preference for this property type' checkbox will result in applicants that have not expressed interest in that property type being matched to and should be used with caution.
For example, if you are matching from a unique property type like a Castle and tick this checkbox, applicants who have not had castle marked as 'wont consider' on their applicant will receive a match for it.
Get Matching Applicants
Click 'Get Matching Applicants' and you'll see a list of results, sorted by lead rating (warmest leads first) and include each applicant's name, price range, bedroom and bathroom requirements, lead rating, and assignee.
From here you can click any applicant to open their applicant record before sending, so you can review which applicants are included if needed. If you'd like to exclude certain applicants from the communication, deselect them before confirming.
When ready to send, click the 'Create Applicant Match' and the match will generate, sending emails if you selected this option. From the match results you can track key indicators such as how many times the match email has been opened and number of clicks.
Individual Sales/Lettings Match
The individual sales/lettings match option lets you trigger a property match email directly to an individual applicant. Simply search their applicant record and click 'send match email'.
Editing the content of the match email
Both the content and subject line of the property match email can be edited from your notification preferences. Head to Settings > Branch / Company Settings > Notification Preferences > Edit Notification Content (top right) > Matching.
From here you can edit the email content and subject and also choose what email address the match email should be sent from by clicking 'general' at the top right.
Automatic Applicant Matching for New Sales Listings
When you create a new Sales listing, Street automatically checks for matching applicants and sends them a property match email shortly after the listing is saved. This is controlled by the Send property alerts to matching applicants checkbox, found in the Listing visibility section of the create listing page, directly below the Full / Private / Portals only options. It's ticked on by default.
It's worth knowing that this automatic matching only happens at the point a listing is created - a later price change doesn't behave the same way, and which method you use to reduce the price makes a real difference to whether applicants hear about it.
Using a scheduled price reduction
If you want applicants notified automatically, use a Scheduled Price Reduction instead of editing the price directly:
Set a future date and the new, reduced price on the listing ahead of time.
Street applies the reduction automatically on that date via an overnight process.
If your branch has "Trigger match from scheduled reduction" enabled (under Agent Settings → Property Matching), this automatically re-runs applicant matching and sends match emails - no manual step needed.
Note - Not every applicant tied to the listing is emailed - only those whose saved search criteria now bracket the new, lower price (your branch's "fuzzy" budget widening setting, if enabled, is taken into account here too). Emails only go to applicants who have Receive property matches enabled on their record.
If selecting "Private" listing visibility, the checkbox will be automatically unticked, and show a warning that your applicant matching has been disabled for the private listing. You can tick it back on if you still want matching applicants emailed about the property.
Tip! - If the property has no number of bedrooms set, the match is silently skipped - you'll see: "Matching applicants will not be emailed because this property has no number of bedrooms set." Make sure the bedroom count is filled in first if you want the automatic match to run.
This automatic match applies to Sales listings only (there's no Lettings equivalent), and only fires the first time a new, non-draft listing is created.
Common Issues
A common error you may see when trying to perform an applicant match is "This property does not belong to an area".
If you see this error, it means the property's address either has no map coordinates saved, or its coordinates don't fall within any of your defined area boundaries in Street.
To resolve this, head to the property page, scroll down to the map section and use the 'set pin location' button to ensure the pin location is correct. Once saved, Street will automatically sync the property to the correct areas.
If you are still seeing the error, you will need to check your Company Area Settings and ensure the property's location is within one of your areas.
