Matching in Street
Matching in Street allows you to find suitable properties for your applicants based on their saved requirements. Matching works for both Sales and Lettings applicants, and can be run either from the applicant's page or from the property side.
Note - Matching requires Customer Notifications to be enabled for your branch. If matching appears greyed out, check your notifications are enabled by clicking your profile icon at the top right.
By default property matching in Street will ignore low profiled properties however these can be included. Additionally, matching emails will link to the Street public page for each property however you can instead have these link to your business website instead. See our Branch Property Matching Settings help article to see how to edit these settings.
This article explains how to match from a single applicant to properties. For information on matching from a single property to applicants, see our Property to Applicant Matching help article.
Matching from an Applicant to a Property
To get started, use the sales or lettings applicant table to find and select the desired applicant, or use the Global Search Bar to find their person record and access their applicant record from there.
On the Applicant page, scroll down and look for the Property Matches tile on the right-hand side. If you've not run a property match for that applicant before, you can click the 'Perform Property Match' button to start a new match.
If you have run property matches in the past, you will see a list of those previous matches and can click the '+ New Match' button instead.
Match criteria
Before running the match you can adjust the following options:
Exclude previously matched properties - tick this to hide any properties already sent to this applicant in a previous match, so you only see new options.
Include area match only - tick this to restrict results to properties that fall within the applicant's selected areas. Leave unticked to return results from across your listings regardless of area.
The match itself runs automatically against the applicant's saved requirements, including: price range, number of bedrooms, number of bathrooms, property type, property style, parking, garage, outside space, land area, tenure, and other preferences they've specified.
Your branch may also have fuzzy price matching enabled, which adds a small percentage of flexibility to the applicant's min/max price range to catch properties that are just outside their stated budget.
Match results
You will be presented with all properties that match this applicant's requirements. Results are displayed sorted by price (lowest first) and show the property address, number of bedrooms, and price.
From here you can click any property address to open the full property details before sending, so you can review which properties are included if needed. If you'd like to exclude certain properties from the communication, deselect them before confirming.
Sending the match
When you're ready to send, click the 'Send Match Email' button to send a single email with all selected properties included.
Note - If all people linked to the applicant have opted out of property match emails, the match cannot be sent and you will see an error. If only some people have opted out, the email will still be sent but those individuals will be excluded.
The email subject is "We've found some properties for sale/to let you may like" and is sent from your branch email address. The content of this notification cannot be edited.
