How to use the Landmark integration for AML checks

What is Landmark?

Landmark AML is a proven electronic AML customer due diligence system that has been designed to specifically meet anti-money laundering due diligence by interrogating a wide range of approved and independent data sources to enable users to reach a decision instantly, with confidence and certainty.

Landmark can be setup within your Street account allowing you to perform an AML check on vendors and sales applicants at the click of a button. Each identity check cost £3 +VAT and each ownership check costs £7 +VAT (or £5 +VAT in Scotland).

AML checks within Street

Once you have the Landmark AML integration turned on you can perform the following checks from within your Street account, for vendors and sales applicants:

  • Identity checks

  • Proof of ownership checks (vendors only)

There is also the option for a Proof of Address check however this is not done via the integration.

Vendor Compliance Checks

From the property page, scroll down until you see the Vendor Compliance Check card. Here you will see options for identity check, proof of address and proof of ownership:

Identity check

Click the Check Identity button and complete the relevant owner details. Most of their details will automatically pull from their person page (if those details are already saved) or you can manually add / edit them as needed.

The owner's date of birth is a mandatory field and must be entered while passport, NI and licence number are all optional.

When ready, click 'Continue' to review the details and, when ready, click 'Run Check' to submit the owners details to Landmark for review. The status will then update to pending.

Additionally, a note will be added to the activity stream highlighting that the check has been submitted.

Proof of address

The proof of address check is the only check not managed by Landmark and is a simple checkbox to pass or not. Click the Update button to open the popup.

Here, you will be able to choose to pass the vendor and set how this check was carried out, including what document was used.

Note - It's important to note that if the Landmark identity check has passed, the proof of address doesn't need to be checked manually by your agency as the identity check covers this. If the identity check fails, then you should look to run the proof of address check manually.

Proof of ownership

Click the proof of ownership button to confirm the vendors details and click 'Continue' and then 'Run Check' to submit the check to Landmark. This works exactly the same as the identity check.

Sales Applicant checks

Head to the either Sales Applicant, Sales Offer or the Sales Progression page (and click into the notes section) and you will see the Applicant Compliance Check card on the right hand side.

The Identity Check and Proof of Address check work exactly the same as the vendor checks.

Notification of an AML check completing

When an AML check has been completed, the agent that submitted the check will get a notification in their 'For Me' notification centre as well as an on screen notification.

They will also receive an email notifying them of the completed check.

Sending an AML Reminder email

At the bottom of a compliance card, for both vendors and applicants, there will be a 'send reminder' button.

Doing so will send an email to any client's who have not yet passed their checks, reminding them that they can download the Street App and enter their AML details. It is not possible to edit the content of this notification.

Additionally, under Settings > Branch Settings > Notification Preferences > Settings > you can toggle on 'branch branding' for Street Mobile App emails to ensure these emails have your branch's branding on them.

Checking the status of a completed check

To view the results of a compliance check, head back to either the property page (for vendors) or the sales offer page (for applicants) to view the compliance card again.

You will see if the check Failed or Passed, as well as a PDF report with the details of the check.

Failed checks

Checks can fail for a variety of reasons. If a check does fail, you should first review the PDF report to see why the check has failed. From there you have a few options:

  • Make the necessary changes to the details and run the check again (for an additional £3 +VAT, £5 +VAT or £7 +VAT, depending on the check and the property's location).

  • Manually pass the check by clicking 'update' next to the failed warning. Manually passing a check would often be a last resort and the responsibility here would be with your agency. By manually passing you are confirming you have read the report provided and are satisfied with the ownership compliance

Additionally, some aspects of the check may fail while the overall check passes. In this case, you will see a Passed status with an Attention note, highlighting that the PDF report should be viewed.
