What is a Property Information Questionnaire
In the United Kingdom, the Property Information Questionnaire (PIQ) is an essential document in the sale of residential properties. It enables the seller to provide specific information about the property that only they would have. The form contains standard questions that apply to almost every residential sale, streamlining property marketing and conveyancing. The seller needs to ensure that all information provided on this form is accurate and given to the best of their knowledge.
Setting up your PIQ
The questionnaire builder is flexible by design, allowing you to create any question, and capture any answer type you wish. This could include questions like ‘why are you moving?’ or ‘what are the neighbours like?’. Such context can prove invaluable to the sales team and helps win instructions when speaking to potential buyers.
To get started, head to Settings (left side panel) > Branch Settings > Client Onboarding.
Note - You will need to be a Branch or Company Admin to access these settings.
Here, you will see the Property Information Questionnaire settings which initially allow you to disable or enable the feature per branch. However, clicking enable will not immediately publish the questionnaire - you will be able to view and edit the questionnaire before it goes live.
Note - We don’t send any ‘Please complete PIQ’ emails when the feature is enabled nor do we send any push notifications. But the vendor might see the questionnaire on the app if they sign in and look for it.
Once enabled for the first time you will see the button to 'create new questionnaire':
Sections
Clicking into this will take you to the form builder. This is split into four key sections that are shown on the left hand side: your property, utilities, known property issues, restrictions and rights.
The order of these sections can be rearranged by dragging and dropping them and you can also hide an entire section by clicking the 'eye' icon:
You can also create a new section by clicking the '+ add section' button at the bottom left corner:
Any custom sections that have been added can be edited or deleted by hovering over that section and clicking the pencil or bin icons:
Questions
By default, each section will have a list of questions that pre-populate a set of questions, including the most common questions from typical PIQs, for example the council tax band, is the water supply metered, is the property at risk of flooding and is the property a listed building. For peace of mind, these are clearly marked any which capture all material information requirements, including the updated guidance for Part B and C.
However, you can add your own custom questions by clicking the '+ add question' button at the bottom of each section:
When adding custom questions you can choose the type, eg short text, number, currency etc.
With custom questions, you can also click the 'add help text for vendor' button to add some advice on the question what it means. This help text will show when the vendor is completing the PIQ on the vendor app.
Note - It is not possible to a multi layered custom question that says 'if the vendor answers yes, show an additional question but if they answer no, skip the additional question'. This feature is only available on default questions.
Both default and custom questions can be hidden should you choose to not include them by clicking the 'hide question' toggle and the order rearranged by hovering over the question and dragging and dropping via the dots:
Custom questions can be duplicated by clicking the double page icon or deleted by clicking the bin icon:
Note - It is not possible to duplicate or delete default questions. If you don't want a default question showing, you should hide it instead.
Publishing the PIQ
If you're not ready to publish your PIQ, you can click 'back to settings' at the top right which will save the changes you've made as a draft that you can come back to. If you have a draft, in the Client Onboarding settings you'll see an 'edit questionnaire draft' button allowing you to continue making changes.
When you are finished and ready to publish, click the 'publish' button at the top right.
Once published, the PIQ will appear in the Street consumer app ready for your vendors to complete and submit their property details.
Editing the PIQ
If you've already created a questionnaire but need to make changes, head back to the Client Onboarding settings where you'll see a note telling you the last published questionnaire.
Note - Editing an existing questionnaire won't affect any questionnaires that have already been sent or answered. Any vendor who has already started filling the existing questionnaire will not be affected by the changes.
Click 'edit questionnaire' and you'll see be able to edit the existing questionnaire and re-publish.
Duplicating the PIQ
As questionnaires are created at branch level, you may want to duplicate an existing questionnaire to copy from one branch to another (if you are a multi branch agency).
Head back to the Client Onboarding settings and you'll see an option to 'duplicate existing questionnaire'. This will allow you to select a questionnaire from another branch and duplicate this to your active branch.
