Here, you can refer to the step-by-step on how to use the Researcher feature on 99.co. This feature is only available on the 99.co website, and is not available on the 99.co mobile app at the moment.

What is Researcher?

It is the first map-based real estate comparative analytics tool. Research and compare data across neighbourhoods, districts and development types, and build fully customisable reports. The Researcher usage, for example, it is to check the transaction trend/growth like for say, the past 3 or 5 years.

How to Use Researcher on the 99.co website?

Steps:

  • Log in to your 99.co agent account on the 99.co website

  • You should be directed to the Agent Home page

  • Under Agent Tools, select Researcher

  • Click on Create Segment

  • You can select either one of the options: Add Project/Add location/Draw on map

  • If selected Add project - enter the project name

  • If selected Add location - enter the street name/address

  • If selected Draw on map - you can zoom in/out of the map and draw on the map directly

  • Enter the project name, or address in the bar

  • Select from the results, and proceed to Next

  • You will be directed to the Apply filters page

  • Select the filters based on your preferences

  • Click Get results

  • A transaction trend graph should appear

  • Scroll down to see the transaction data of the project

  • Tip: Should you want to hide the map, you may click on the '<' button to hide the map

  • You can also select between sales/rental transactions, compare projects, or check out the Market Trends

  • Move the mouse to the graph, and you will see the year and the Average PSF/Price as well as the volume

  • You can also select Average Price/Average PSF via the dropdown box, and select to view by Monthly/Quarterly/Yearly

  • To calculate the percentage price change from one point to another, click on the pen icon on the right side

  • On the graph, click on one of the dots and connect to the other dot, the percentage should appear

  • Red represents decreased in percentage, green represents increased in percentage

  • You can also leave a note on the graph, for your own reference

  • By clicking on the ‘A’ icon right beside the pen icon

  • Click on the graph, and type in the box

  • Click on the pen icon to edit the note/bin icon to delete

  • Or click on the box itself to move the note around in the graph

  • Check the small box to show your agent Signature on the graph

  • Uncheck the box to remove the signature

  • You can select Start Date and End Date that you’d like to check

  • Alternatively, select from the Quick select

  • Proceed to Apply

  • To view the graph in Scatterplot mode

  • Click on the scatterplot icon at the right side

  • Click on the graph icon to view it in volume again

  • To share the graph to your client, click on the Share button and copy the URL link

  • To export the graph, click on the Export button on the right

  • Do note that only the Graph will be downloaded as of now

  • To draw on the map, click on the pencil icon and click on the map to highlight the area. Name the segment, and apply filters (if any) then proceed to get results. The graph will compare the project, as well as the highlighted area

  • To compare projects, repeat the steps Create Segment → Add Project → Enter the project name → Select from the list → Click next, select filters → Proceed to Get Results. Click on Projects Comparison, and you will see details such as the rental yield, TOP date, developer, etc;

  • Lastly, you can also zoom in on the map. Hover your mouse to the coloured ‘pins’ to view the available listings, as well as a short description of the project’s details. The numbers in the pins represents how many times the project has been transacted for;
