How Rate Syncing Works

How Adapt pushes your nightly rates and minimum night stays to your channel: turning sync on, when rates push, manual sync, and turning it off.

Rate syncing is what lets Adapt automatically update your nightly rates and minimum night stays on your connected channel or property management system, so you don't have to copy prices over by hand.

Nothing syncs until you turn it on. Connecting your account and seeing recommended rates is free and changes nothing on your listings. Rates only start updating on your channel once you enable sync, which is also when your trial begins.

Turning on sync

You can turn on Price Sync from the listings table (the Price Sync column) or from a listing's page. Toggle it to On for any listing you want Adapt to price automatically.

The first time you turn on sync, you'll be prompted to start your trial. See Trial and Subscription.

When your rates push

Turning on sync doesn't push your rates immediately. Synced rates publish automatically once a day, at 12:00 PM UTC. To push right away, use Sync now on the listing.

What gets pushed

Adapt pushes your nightly rates and your minimum night stays to the connected channel or PMS.

Turn off other pricing tools. If another dynamic pricing tool is running on the same listing, such as Airbnb Smart Pricing or Guesty's price optimizer, turn it off. Otherwise the two tools will overwrite each other.

Turning off sync

Toggle Price Sync off at any time. Automatic updates stop, and the rates currently on your channel are left as they are, Adapt simply stops changing them.
