Rate syncing is what lets Adapt automatically update your nightly rates and minimum night stays on your connected channel or property management system, so you don't have to copy prices over by hand.
Nothing syncs until you turn it on. Connecting your account and seeing recommended rates is free and changes nothing on your listings. Rates only start updating on your channel once you enable sync, which is also when your trial begins.
Turning on sync
You can turn on Price Sync from the listings table (the Price Sync column) or from a listing's page. Toggle it to On for any listing you want Adapt to price automatically.
The first time you turn on sync, you'll be prompted to start your trial. See Trial and Subscription.
Syncing many listings at once
If you have a lot of listings, you don't need to turn sync on one at a time. Select the listings you want in the listings table, and the bulk action bar gives you two options:
Enable Sync: turns on Price Sync for every selected listing. This works well right after you've made bulk changes to your listings, such as setting a strategy or base rate across several of them.
Sync now: pushes the current rates for every selected listing right away, instead of waiting for the next daily push.
After you enable sync, Adapt confirms which listings were turned on and offers to sync them now.
Before it turns sync on, Adapt checks whether any selected listing is still connected through Host Tools. If one is, you'll be asked to disconnect it first, so the two don't overwrite each other's rates. If you cancel that prompt, sync isn't turned on, and you can select your listings and choose Enable Sync again whenever you're ready.
When your rates push
Turning on sync doesn't push your rates immediately. Synced rates publish automatically once a day. Adapt runs three regional pushes so your rates land early in the day where your listings are:
Americas (UTC-12 to UTC-2): 12:00 PM UTC. That's 4:00 AM in Los Angeles, 7:00 AM in New York, 9:00 AM in São Paulo.
Europe, Africa, and the Middle East (UTC-1 to UTC+4): 3:30 AM UTC. That's 3:30 AM in London, 4:30 AM in Paris and Berlin, 7:30 AM in Dubai.
Asia and Oceania (UTC+5 to UTC+14): 8:00 PM UTC. That's 1:30 AM in Mumbai, 4:00 AM in Singapore, 6:00 AM in Sydney, the following morning.
To push right away, use Sync now on the listing, or on several listings at once from the bulk action bar. When you change your base rate or other pricing settings, your calendar rates recalculate right away, but they only reach your channel on the next push or when you use Sync now.
What gets pushed
Adapt pushes your nightly rates and your minimum night stays to the connected channel or PMS.
Turn off other pricing tools. If another dynamic pricing tool is running on the same listing, such as Airbnb Smart Pricing or Guesty's price optimizer, turn it off. Otherwise the two tools will overwrite each other.
Turning off sync
Toggle Price Sync off at any time. Automatic updates stop, and the rates currently on your channel are left as they are, Adapt simply stops changing them.
