What is Adapt?
Adapt is AirDNA's dynamic pricing and revenue management tool. It connects to your existing listings and recommends nightly rates based on your strategy and real market demand. It can then automatically push those nightly rates and minimum night stays to your booking channel or property management system, so you don't have to manage rates by hand.
Connecting is free, and you stay in full control. You can connect your account without starting a trial. Adapt won't change anything about your listings, and nothing pushes to your channel until you choose to sync. Your trial only begins when you decide to sync rates.
This guide is the quickest way to get up and running.
How Adapt works, start to finish
1. Connect your listings
Link the channel or property management system where your listings already live. Connecting is free, requires no trial, and doesn't change anything about your listings.
Once connected, your listings and their calendars import automatically. Recommended rates may take a few minutes to generate.
2. Review your listings
After connecting, all your properties appear in one place. Click Adapt to see your listings in two views: a listing view and a multi-listing calendar view.
3. Check a listing's calendar
Open any listing to see its day-by-day Calendar. Its rates chart shows the Adapt rate (our recommended rate) alongside the rate last seen through your connection.
4. Set up your rates
Go to your price settings and choose a strategy. Adapt starts you with an out-of-the-box strategy built from four overarching strategies combined with your listing's own attributes, and you can fine-tune it with rules like base rate, pricing limits, seasonality, and more.
When you're ready, toggle on pricing sync to push your rates and minimum night stays to your channel. Synced rates push automatically at 12:00 PM UTC, or you can push immediately with a manual sync.
5. Know your competition
Adapt shows you exactly who you're competing against and what they're charging.
6. Track performance
See how your listings are pacing against competitors and the broader market.
Managing your connections
You can view and manage your connected accounts at any time. Click your profile, then select Connections to see your connected accounts, add a new one, or disconnect. For step-by-step help with each connection, see:
During your trial
Adapt is free to connect and explore. Your trial starts when you first sync rates, and you get full access while it's running. After it ends, you're only charged for listings that have prices synced. See Trial and Subscription for details and examples.
