August is your all-in-one rental app, designed for both Landlords and Tenants.
Our platform makes renting easier by connecting Landlords and their Tenants in a single app. August combines rent payments, maintenance reports, document sharing, reminders and more for everyone, all in one place.

You can download August from both the Apple App Store and Google Play Store.

How can I set up my subscription?
To access all of August's features, tap the subscription card on the app’s Home screen to subscribe.
The subscription is £14.99 per month for Landlords and free for Tenants. For more details about setting up your account, check out our Getting Started Guide for Landlords
*If you've won a free subscription as part of our waitlist or purchased Founding Membership, please use the same email address for your subscription discount to automatically appear on your app’s Home screen.
Will there be a web version of August?
August is currently available on the Google Play Store and Apple App Store. We hope to have a web version in future.
Landlords
🏦 Connecting your bank account
Landlords can connect their bank account to August to view rent payment transactions within the app. This grants us secure read-only access to your data, and gives you the ability to make the most of our app. All rent payments are made directly from the Tenant's bank account to the Landlord's.
August is an agent of Plaid Financial Ltd, an authorised payment institution regulated by the Financial Conduct Authority under the Payment Services Regulations 2017 (firm Reference Number: 804718). Plaid provides you with account information services (AIS), through us as their agent.
How do rent payments work in August?
Landlords can track rent payments by connecting their bank account, allowing August to notify you when rent has been paid. This integration is powered by Plaid Financial Ltd.
Tenants can pay rent, and Landlords can receive these payments within August, all fee-free. Payments processed in-app will notify the Landlord immediately, with funds received in their bank account within 24 hours.
All rent payments are made directly from the Tenants' bank account to the Landlord's.
Do all rent payments need to be made through August?
No, Landlords can securely link their bank account to August. We will automatically track and notify you of all rent payments – no matter how they’re paid.
Once linked, August shows all rent payments that have come directly into the Landlord’s bank account and automatically assigns them to the right Tenant and property in the app.
So, whether Tenants pay rent via August or not, you’re always kept in the loop.
How does August keep me notified of rent payments?
Landlords are automatically notified via the app when rent payments are made.
📝 Creating a tenancy & adding Tenants
How can I invite my Tenants to the App?
To invite a Tenant, simply create your property and add the tenancy details in the app. Once complete, you can add your Tenant's phone number in the Add Tenant section. You remain responsible for ensuring your tenancy terms are accurately reflected when uploading to August.
During our closed beta phase, only the lead Tenant is responsible for paying rent via the August app. If multiple tenants pay rent, Landlords should appoint one as the lead Tenant.
Do my Tenants need to be added to August?
While it's not mandatory to add your Tenants to August, our app caters to both Landlords and Tenants. We recommend adding your Tenants to make full use of all features.
Are the tenancy details within August legally binding?
No, the tenancy details stored on August are not legally binding, however it does provide essential information such as tenancy duration and expected rent amounts. Landlords are responsible for the terms of tenancies and ensuring these are correctly reflected when uploading to August.
We're actively working on a feature to enable Landlords to create standard tenancy agreements within August. In the meantime, you can refer to Gov.uk for useful information and templates.
Does the app support HMO properties?
We're building our HMO features at the moment. In the meantime, Landlords will only be able to have one Tenant point of contact per property in the app.
Can I screen potential Tenants through August?
No, August does not offer Tenant screening services. We hope to add this feature in future.
Can I generate and sign leases electronically on August?
No, August does not currently support electronic lease generation and signing. We hope to add this feature in future.

How do I address maintenance requests from Tenants?
Tenants can submit maintenance requests through the app, which will appear in your "Maintenance" section. You can review, assign, and track the progress of each request here.

What is the Documents feature for?
Landlords can securely share important documents like lease agreements, safety certificates, invoices, images and instruction manuals with their tenants in August.
How do landlords upload a document to August?
Simply tap on the ‘Documents’ button in the navigation bar at the bottom of the app to get started. Select "Upload," and choose a document from your gallery or files. Then, select the document category and assign it to a specific property or tenant.
Can I categorise documents?
Yes, you can categorise documents by type (e.g., contracts, certificates) and filter them in the Documents section for easy access.
Where can I find my recently uploaded documents?
Your most recently interacted or uploaded documents appear on the August app’s home screen dashboard for quick access.
Can I share documents with my tenants?
Yes, when uploading a document you can tag your tenants which will mean the files are automatically shared with them in the app. After uploading you can also preview the document and use the "Share" button to send it directly to your tenants over text, email, WhatsApp, and more.
How do I edit or add information to a document?
When previewing a document, tap the "Edit" button to view the full details and make necessary edits or add comments.
How do I assign a document to multiple tenants or properties?
During the upload process, you can select one or multiple tenants or properties to associate with the document.
What files and formats can I upload to Documents?
We accept a variety of text, finance, audio and visual formats, including PDF, JPEG, PNG, MP4, MOV, XLS/XLSX, CSV, DOC/DOCX, WAV and more.
Tenants
As a Tenant, how can I access August?
Tenant are invited by their Landlord to join the tenancy on August. Landlords just need the Tenants’ email and phone number to send an invite, which is sent to Tenants as a text message with a link to download August and claim their account.

Can I communicate with my Landlord through August?
Not yet. However, we’re currently working on in-app messaging for direct communication between Landlords and Tenants.
What should I do if I have a maintenance issue?
Submit a maintenance request through the "Maintenance" section of the app, including details and any relevant photos. Your Landlord will be notified and can manage the request from there.
What if my Landlord doesn’t resolve my maintenance request?
Landlords can mark a request as resolved in the app. If the issue remains unresolved, we advise contacting your Landlord directly. August does not engage in or take responsibility for resolving any disputes between Landlords and Tenants.
What documents can I view in the app?
You can view any documents your landlord shares with you, such as lease agreements, safety certificates, invoices, images, instruction manuals and more.
Where can I find the documents my landlord has shared with me?
Shared documents appear on your home screen dashboard for quick access, or you can view all documents in the dedicated Documents section of the app.
How can I filter specific document types?
Use the filter options in the Documents section to find documents by type, such as contracts, certificates, reports, or invoices.
Can tenants upload a document to August?
No, this feature is only available in the landlord’s account.
Can I share documents that my landlord has uploaded?
Yes, you can share documents directly from the preview screen by tapping the "Share" button.
How can I report an issue with a document I’ve received?
The "Flag" option allows you to report any issues with a document, notifying your landlord that there may be an error or problem.
How do rent payments work in August?
Tenants can pay rent, and Landlords can receive these payments within August, all fee-free. Payments processed in-app will notify the Landlord immediately, with funds received in their bank account within 24 hours.
