What is the Guest Portal and how do guest sequences work?
The Guest Portal is where you configure all guest-facing documents and forms. It lives under Journeys > Guest Portal and includes rental agreements, damage waivers, check-in forms, and guidebooks — all fully customizable.
Rental Agreements
Rental agreements can be created and assigned per listing, listing set, channel, or all listings at once. Click Edit Template to open the HTML editor where you can customize everything: background color, text, fonts, and layout.
Available form components include:
Signatures and initials
Text and date inputs
Selfie capture
ID document upload for guest identity verification
Guest ID verification can be done two ways:
Via Stripe — automated verification, but Stripe charges a fee for this service.
Manually (free) — the guest uploads a photo of their ID and a selfie; you verify it yourself.
Variables and conditions from Besty or your PMS can be added. Besty can also provide template rental agreements to get you started.
Damage Waivers
Damage waivers let guests pay a fee to be covered for accidental damage up to an amount of your choosing. Guests can choose to either pay the waiver fee or put a hold on their credit card.
Key settings:
Waiver cost — the flat fee guests pay for coverage.
Coverage amount — the maximum damage amount the guest is covered for.
Hold option — optionally allow a credit card hold as an alternative to paying the fee.
Listing set tiers — set different pricing for economy, mid-tier, and luxury listings.
The damage waiver link is sent as a journey variable. You can add a condition to your journeys or PMS automations so check-in instructions don't go out until the damage waiver is completed.
In practice, the vast majority of guests (90%+) choose the waiver over the hold. Waiver revenue does not need to be shared with property owners — it goes directly to you.
Check-in Forms
Check-in forms are customizable forms sent to guests prior to arrival, or at any time. They use the same editor as rental agreements. Available components include radio selects, multi-select, checkboxes, text/email/phone inputs, and embeds for images, videos, and maps.
Common uses: asking guests about the purpose of their trip, special requests, anything your team needs to prepare. PMS template variables (door codes, parking instructions, etc.) can be embedded directly in the form.
Guidebooks
Guidebooks are customizable guest-facing pages organized into sections and pages. They can contain property-specific information, local recommendations, check-in instructions, and more — including videos, maps, images, and links. Content can be made dynamic per property using PMS template variables. A preview mode lets you see exactly what the guest will see.
Guest Sequences
Guest sequences consolidate your rental agreement, damage waiver, and check-in form into a single portal link. Instead of sending three separate messages, you send one link and the guest sees all items they need to complete in sequence — with the listing name, check-in/check-out dates, and a property photo.
You customize the order of items and which are included. The most common use is as a journey condition: don't send check-in instructions until the guest sequence is completed.
