When Can I Split Rent?

Split rent during Livble’s Rent Window, usually the 20th–25th (prior month) through the 10th.

🟢 When Can I Split My Rent?

Livble’s Rent Window usually opens between the 20th and the 25th of the previous month and closes on the 10th (or the business day prior) of the following month.

October 2025's Rent Window will be open from September 22nd to October 10th.

👉 The Rent Window closes at 2 PM ET on the last day.


✅ Step 1: Get Approved First

Before you can split rent, you must complete Livble’s application and get approved.

🕐 Step 2: Rent Window & Split-Rent Business Hours

The Rent Window is the period each month when you can split your rent — usually 25th of the prior month through the 10th of the current month. You’ll get in-app and email notifications when it opens and as it’s about to close.

Split-Rent Business Hours: Mon–Fri, 6 AM–3 PM ET

(These hours follow bank cutoffs, not Support availability).

  • Splitting during business hours keeps costs lowest.

  • Splitting after hours is allowed, but may cost more if you choose Instant-Split.

  • ACH payments run in the 2–3 PM ET window on business days.

💳 Step 3: Choose Your Installments

  • Select up to 4 installment dates within the same calendar month.

  • Dates must fall on weekdays; weekends are excluded.

  • If supported by your tenant portal, you can drag and drop to select dates.

💰 Step 4: First installment is Due Immediately

  • Upon clicking “Split my rent,” your first installment is debited immediately, along with the origination fee (and the instant-split fee, if elected).

  • This first installment activates your loan and enables Livble to pay your rent.

  • The first installment cannot be scheduled for a future date. It is always debited immediately.


⚠️ Important Considerations

  • Timing affects cost: Origination fee increases as the month progresses — by the 1st: $30, 2nd–3rd: $35, 4th onward: $40.

  • After-hours Instant-Split: Splitting rent outside split-rent business hours (Mon–Fri, 6 AM–3 PM ET) adds $10 if you choose Instant-Split. You can schedule for the next business day at no extra cost — but only if it’s still early enough to avoid late fees.

  • If you schedule your split: You may see a banner saying:

    “We will pay your rent on [Scheduled Installment Date], between 2–3 PM ET. Please ensure you have [$Installment Amount + $Fee Amount] in your account at that time.”

    If your first installment shows Pending, your rent isn’t paid yet — it’s queued to process with your origination fee and first installment at the next business day’s 2–3 PM ET window.

  • No “Schedule” option after the 4th: To help you avoid late charges, Schedule is disabled when delaying could risk a late fee.

  • Late fee impact: Once a late fee is posted to your ledger, you’re no longer eligible to split rent that month.

  • Landlord payment timing: Livble sends your rent payment immediately via ACH when you split. Some property managers mark rent “paid” as soon as ACH is initiated; others wait until funds are deposited (1–2 business days). Either way, your payment is in motion right away.

  • Alternatively, download and sign into the Livble app (using your phone number) to check your dashboard for the exact installment date and status. If you click on the installment icons, you’ll see the latest status for each payment.
