When Can I Split Rent — and What Happens After Business Hours?

You can split rent during Livble’s Rent Window each month, which typically opens around the 20th of the prior month and closes around the 10th of the current month, depending on business days and holidays.

During split-rent business hours, rent is paid immediately at the lowest cost. After hours, you may see options like Instant-Split (pay immediately for +$20) or Schedule (pay the next business day, if allowed).


🧾 Step 1: Get Approved

Before you can split rent, you must complete Livble’s application and be approved. Eligibility is assessed when you apply and again each month you attempt to split rent.


🗓️ Step 2: The Rent Window

The Rent Window is the period each month when splitting rent is available.

  • Usually opens between the 20th–25th of the prior month

  • Closes on the 10th of the current month (or the prior business day)

  • The final day closes at 2 PM ET

Example:

January 2026’s Rent Window: December 22 → January 9

You’ll receive in-app and email reminders when the window opens and before it closes.


🕒 Step 3: Split-Rent Business Hours

Split-rent business hours determine how your rent is processed.

  • Monday–Friday, 6 AM–3 PM ET

  • Based on bank cutoffs, not Support hours

  • ACH payments run in the 2–3 PM ET window on business days

During business hours:

  • Your split activates immediately

  • Rent is sent right away via ACH

  • Only the standard origination fee applies


🌙 Step 4: Splitting Rent After Business Hours

Splitting after business hours is allowed, but your options may change.

You may see one or more of the following:

Instant-Split (when available)

  • Pays rent immediately, even after hours

  • Adds $20 to your current origination fee

  • Helps prevent late fees if you’re close to the cutoff

Schedule (when available)

  • Pays rent on the next business day (2–3 PM ET)

  • No additional fee

  • Only available if delaying won’t risk late fees (typically before the 4th)

If you schedule, you’ll see a banner like:

“We will pay your rent on [Date], between 2–3 PM ET. Please ensure you have [$Installment + $Origination Fee] available.”

While your first installment shows Pending, your rent has not been paid yet. It will process with your first installment and origination fee at the scheduled time.

⚠️ If a late fee posts to your ledger before scheduling, you’ll become ineligible to split rent for that month.


💳 Step 5: Choose Your Installments

  • Select up to 4 installments

  • You can drag and drop to select dates

  • All installments must fall within the same calendar month

  • Weekdays only (no weekends)


💰 Step 6: First Installment Is Due Immediately

When you click “Split My Rent”:

  • Your first installment is debited immediately

  • Your origination fee is debited at the same time

  • Any Instant-Split fee (+$20) is included if selected

This first payment:

  • Activates your loan

  • Enables Livble to pay your rent

  • Cannot be scheduled, delayed, adjusted, or reversed


⚠️ Important Things to Know

  • Orgination fee increases as the month progresses

    • By the 1st: $30

    • 2nd–3rd: $35

    • 4th onward: $40

  • Late fee impact

    Once a late fee appears on your ledger, you can’t split rent for that month.

  • Landlord payment timing

    Livble sends rent immediately via ACH. Some portals mark rent “paid” at initiation; others after deposit (1–2 business days). Either way, payment from Livble is in motion right away.
