Fixed Stay: How can I shorten my booking?

Things change even after you've started your stay, and we get that. You can shorten your Fixed Stay booking once during your contract. Notify us in writing at least 45 days before the change takes effect.

Your rate is tiered by length of stay

Longer stays get a lower nightly rate, shorter stays cost more per night. You can see how this works in the pricing tool on our booking page.

Shortening your stay doesn't always change your rate. If your new, shorter length still falls in the same pricing tier as your original booking, your nightly rate stays exactly the same and there's no extra cost.

When shortening does raise your rate

If your shortened stay drops into a higher-priced tier, that new nightly rate applies to your whole stay, not just the nights you have left. Here's the important part: nights you've already been invoiced for are never re-billed. Instead, the gap between what you paid for those nights and what you would have paid for them at the new, shorter-stay rate gets added to your remaining, not-yet-invoiced nights.

Example: You booked 200 nights at 30€/night and pay monthly. After 60 nights, all invoiced at 30€/night (1800€ total), you shorten your booking to 120 nights total. The rate for a 120-night stay is 34€/night.

Had you booked 120 nights from the start, those same 60 nights would have cost 60 × 34€ = 2040€. That's a 240€ gap between what you paid and what the shorter stay actually costs for that period. Since we don't touch invoices already sent, that 240€ is added on top of your remaining 60 nights, which are also billed at the new 34€/night rate.

If, by the time you request the change, all your remaining nights are already invoiced, we will charge the price difference as a one-off fee instead of spreading it across future invoices.

What if I need to leave sooner than 45 days out?

You can check out of your studio whenever you like, but your booking runs until 45 days after we receive your notice, and you're billed for that full period. If you tell us today that you want to leave next week, your booked and billed checkout date is still 45 days from today, not next week. Leaving earlier doesn't shorten the notice period itself.

Once you've shortened, you can't extend

Shortening is a one-time change, and it closes the door on extending afterward. Once your booking is shortened, your studio becomes available for others to book from your new checkout date onward, so we can't guarantee it stays available for you.

Fixed Stay bookings are fixed from the start. We allow some flexibility, one shortening, extensions based on availability, but not both on the same booking. Otherwise, a booking could be shortened and extended back and forth to chase a better rate, which defeats the point of a fixed contract.

If you change your mind and want more time later, you'd need to make a brand new booking for that studio, subject to availability. That new booking runs on current rates. It also counts toward the 360-night cap for that studio, so if your original stay already used up most of that limit, a new booking in the same studio may not be possible at all.
