Adding a Property Field Trigger
Property Field Triggers will let you know when their conditions have been met and are ready to be sent. Conditions can be based on fields and whether a contact or file role exists. |
Property field trigger example: You would like to send the template text message named “Hello”. For the trigger to notify you that it is ready to send, the conditions need to be true. In the example, you can see that Contract Client Type is equal to Buyer, so the first condition is true. The second condition is an “OR” condition, so only one of the two remaining conditions needs to be true. In this case, the field Contract Status is equal to Pending, so it satisfies the second condition. Both conditions are true, so the trigger will alert you that the text is ready to be sent. The red lightning bolt icon means you have a property trigger inside the transaction. |
Step 1:
From the hammer icon, go to the Templates menu and look for the Triggers tab. |
Step 2:
Click the Add New button. |
Step 3:
Enter the title name, choose “Property Triggers” as the template type, and click Create Template. |
Step 4:
Select one of the Trigger Functions (send an email or send a text) and click Add Trigger. |
IMPORTANT
Please note: Template type cannot be changed once it has been created. |
Send Email as the Trigger Function
Step 1:
Choose to Send Email as the trigger function and click the Add Trigger button. |
Step 2:
Click the Email button to compose your email messages or apply an email template. It allows you to use your default email address to send from, insert contacts by contact role and add your email signature, attach a document by file role, file storage, or uploading the document. |
Step 3:
Set up when to send your email by clicking Not Set. You can choose the date and time that you want the trigger to be sent. You can also set it as Immediately. |
Step 4:
Click the + Add Condition button and choose your Conditional Type.

Tip: You can also create a Child Condition by clicking on the blue Field, File Role, or Contact Role on an existing condition and the conditional menu will appear on the left sidebar. It will say “Important: You're creating a child conditional.” After adding a child condition, it is going to indent the child condition and add the word “OR”. Using a child condition makes the condition an “OR” statement. |
Step 5:
Click the Add button after creating your condition. |
Send Text as the Trigger Function
Step 1:
Choose to Send Text as the trigger function and hit the Add Trigger button. |
Step 2:
Click the Text button to compose your text messages or apply a text template. It allows you to use your default texting number to send from, and insert contacts by contact role. |
Step 3:
Set up when to send your text by clicking Not Set. You can choose the date and time that you want the trigger to be sent. You can also set it as Immediately. |
Step 4:
Click the + Add Condition button and choose your Conditional Type.
