If you find that you do not have a specific trigger template applied to a transaction, you can add one at any time. There are a couple of things to note before applying trigger templates, so let's go over those first.

When applying a trigger template, you can only apply one that's a Property Trigger Template. This type of trigger template has the following functions:

  • Send Email

  • Send Text

  • Add or Remove Template

  • Add or Remove Field Section

  • Add or Remove Field

If your property trigger template has adding or removing a template as one of the functions, this means it can add or remove other templates to the transaction such as task, document, and date templates.

You'll want the templates to relate to each other such as a task template for HOA, a document template for any HOA documentation, and a date template for any type of deadline you might have for HOA compliance.

IMPORTANT:

Be careful when applying a property trigger template that has a date template in it. You will likely have dates already entered into the transaction, so when you apply a property trigger template with a template function that has a date template in it, you run the risk of overriding your current dates.

Applying a Property Trigger Template

To start, make sure you know what property trigger template you need to add to the transaction. Once you do, go to the transaction to add the property trigger template.

Choose Triggers from the different sections at the top of the page to get to all of the property triggers for that transaction. Find and click on Apply Template to get to the property trigger templates.

This will open a new page where you can start adding the template(s). Depending on the number of property trigger templates you have, you may need to search through them. Use the search bar to find the one(s) you need.

You can also select multiple property trigger templates to apply by checking the box next to the template name, or you can click Apply to the right of the template name to only apply that specific one.

A confirmation window will pop up asking you if you are sure you want to add the property trigger template(s). Click Yes to finalize the action.

It can take a few seconds to process applying the property trigger template(s), but you should see a checkmark indicating that the property triggers were applied to your transaction. You can close the window after you see this.

IMPORTANT:

Depending on your subscription with Open To Close, property triggers may not be available to you. To check out what's included in your subscription, please visit our pricing page.
