Introduction

At Perchwell, we understand the importance of having all the information for a single property in one convenient location. We’ve organized our property page to easily navigate through the information you need. From the property’s page navigation menu, you can easily jump from the nearest transit areas in location to Agent’s Information.

Property Summary

The listing summary is located to the right of the building or property page. There are quick links to help you navigate through the page.

  • Address: The property’s address. Additionally, there will be the “known” name of the property or building, the Property Type, and any cross streets if applicable.

  • Asking Price: Asking price for the property

  • Monthlies: Common charges, HOA fees, taxes.

  • Bedroom: Number of bedrooms

  • Total Rooms: The number of bedrooms, bathrooms, and kitchen.

  • DOM: Days on Market

  • CDOM: Cumulative Days on Market

  • Agent: Selecting this will direct you to the Agent’s section of the listing page. The agent’s information will be displayed. They can be contacted by email or phone number.

Side Panel

By hovering your mouse over the side panel, additional actions and integrations will appear for the listing.

Action Window

  • Add Tag

    Tag the building to get alerts on price decreases or increases and status changes. You can learn more about tags here.

  • Start Message Thread

    Send a building to a client or buyer, which will appear in their messages tab if they are invited or have access to Perchwell.

  • Print

    Print the entire building page in its current format.

  • Report Listings

    If anything appears suspicious or inaccurate about the building page, you can submit a ticket here and our team will investigate.

  • Add to Listing Presentation

    The building can be added to a new or existing Listing Presentation.

  • Auto CMA

    This will automatically create a CMA report, with the building as the subject property.

  • One Pager

    Buildings can be added to a one-page report.

  • Contact Agent

    Selecting this will open a pop-up window, where you can email agent(s) directly.

  • Share listing or Copy link

    Send property to a client or buyer, which will appear in their email. You can also copy the link which can be shared externally (eg: text).

  • Edit Listing

    If you’re the listing agent, you can select this option to automatically open the add/edit form for the listing. From here you can make changes or updates.

Photos and Media

Photos, floor plans, and video tours are displayed at the top of the webpage. To view these, select the Floorplan and Video Tour widget. Additionally, you can view all photos in full screen by selecting 'See all photos'. Navigate through the photos using the right or left arrow.

If you select the primary photo, an action window will appear, allowing you to view photos in full screen. You also have the option to switch your view between the Carousel and the Gallery.

About

If the listing agent described the property, it can be found in this section. If there are additional remarks from the agent, they will also be located here. If the description is extensive, click the "Read More" button to view the complete details.

Details

This information will be listed on every property page, where applicable. It will consist of Listing Information, Neighborhood and Schools, Unit Details, Policies, and Exterior, Building, and Lot. You can learn more about the Property’s Detail Page here.

Neighborhood

  • Zip - The zip code for the property.

  • Postal Code - The Postal Code for the Property

  • Server Community

Listing Details

  • Special Listing Conditions: Any specific listing conditions (eg: Trust)

  • Dual Variable Compensation

  • Possession: The acquisition of the property ( eg: Close of Escrow)

  • Sign on Property

  • Listing Terms: Any listing terms provided ( eg: cash, loan, etc…)

  • Listing Agreement: Type of listing agreement ( eg: Co-exclusive)

  • Listing Service: Type of listing service provided for the listing

  • Internet Consumer Comment: Allow comments on 3rd party sites

  • Internet Address Display: Allow the address to be displayed on 3rd party sites

  • Internet Entire Listing Display: Allow the entire listing to be displayed on 3rd party sites

  • Internet Automated Valuation Display: Allow automated valuations to be displayed on 3rd party sites

  • Neighborhood Market Report Seller Participant? Allow listings to appear in neighborhood market reports.

  • Buyer Agency Compensation Numeric: a commission earned by real estate agents for securing a buyer for a property

Leasing Information

Description

  • Exclusions" Any items that will be excluded from the party once sold/rented.

  • 433a Certified? Does the property have this certification

  • Subdivsion Name: Name if applicable.

  • Common Walls: Any walls that are shared between units

  • Eating Area: Is there an eating area available

  • Cooling: Yes/No

  • Heating: Yes/No

  • Attached Property: Does this property have another attached property?

  • Manager Approval: Yes/No

School

Exterior, Building, Lot

  • Highschool District - Name of the High school district if applicable

  • School - Nearby Schools.

Exterior, Building, Lot

  • Building finished Area (FT2) - The building’s finished dimensions

  • Lot Size Source- The source of the dimensions

  • Acreage - Number of acreages if applicable

  • Exterior - Any exterior features

  • Private Pool - Yes/ No if the private pool is on property

  • Garage Spaces - Number of garage spaces

  • Garage Spaces Assigned - Are garage spaces assigned on this property

  • Construction - Type

  • Roof - Type

  • Property Type- The type of property

  • Condition - Property condition

  • Total Units - The full number of units in the property

  • Overall Condition - The overall condition of the property

  • Levela - The number of levels in the Property

  • Year Built - The year the property was built

  • Certificate of Occupancy - Yes/ No if a certification is available for this listing

  • Has Commercial Unit- Yes/No if applicable

Community

  • Common Charges - Amount of common charges

  • Association Amenities - Amenities included with association fees

  • Total Units - Total units in the property

  • Unit - Unit listed.

  • Garage and ParkingParking Available - Yes/No if applicable.

  • Number Remotes - Number of Remote garages

  • Garage Spaces - Number of Garage Spaces

ADU

  • Attached? - Yes/No if applicable

  • Separate Address? - Yes/No if applicable

  • Parking? - Yes/No if applicable

  • Occupied? - Yes/No if applicable

Land

  • Parcel Number

  • Tax Tract

  • Land Lease Purchase - Yes/No if applicable

  • Utilities - Utilities that are included in this property

  • Water Source - Where the water is sourced from

  • Tax lot

  • Tax Tract number

Zoning

  • Well Report Available - Yes/No if applicable

  • Current Geological - Yes/No if applicable

  • Infrastructure

  • Water Well? - Yes/No if applicable

Dates

  • Expiration Date - The date the listing expires

  • Showing Information

  • Showing Contact Name - Name of the Shower

  • Showing Contact Phone - Phone number for the Shower

  • Driving Directions - Directions to locate property

  • Lockbox Type - Type of Lockbox

  • Current Occupant - Current occupancy in the property.

Amenities

  • Unit Amenities and Property Amenities are in this section.

Agents

Agents' names and offices are displayed in this section. They are organized between the Listing and Buyer side. They can be contacted via email or phone number when provided. Simply select the agent’s information for a pop-up window to appear to contact them via email directly.

Additionally, if you represent the buyer in this transaction, you can claim the listing by selecting ‘Claim Listing’.

Property

A photo of the property will be displayed in this section. Clicking on it will lead you to the Property Page. For more information about the property page, please visit Navigating the Property Page

Basic Information

  • Floors - The number of floors in the building

  • Units - The number of units in the building

  • Year Built - The year the building was built

Listing in Property

  • Active Sales - The number of active sales within the building

  • Average Sales price will also be displayed in this area. Selecting this number will toggle to the property page.

  • Active Rentals - The number of active sales within the building

  • Average Rental price will also be displayed in this area. Selecting this number will toggle to the property page.

  • Pending Sales - The number of ‘In Contract’ sales within the building

  • Average Pending Sales price will also be displayed in this area. Selecting this number will toggle to the property page.

  • Pending Rentals - The number of ‘In Contract’ sales within the building

  • Average Pending Rentals prices will also be displayed in this area. Selecting this number will toggle to the property page.

  • Closings - The number of closings (sold/leased) within the building

  • Average Closing price will also be displayed in this area. Selecting this number will toggle to the building page.

Location

An interactive map is displayed for the building/ property, with a pin for the specific location. You can use the - or + sign to zoom in or out on the map. We also have a few features within the map.

Select

  1. Directions - will bring you to Google Maps

  2. Street View - will provide you with a street view of the building. This is interactive and you can use the arrows to navigate around the location.

Financials

We offer a comprehensive payment calculator to provide an estimate of monthly and lifetime mortgage payments. By using the interactive bars for interest rate, down payment, sale price and term, the pie graphs will update to calculate what the payments will be for a specific property.

History

Historical data for a property is important to any real estate professional. We use the updates made directly on our platform as well as public data to provide a full history of a property. Toggle between Sales and Rentals for a complete overview. By selecting the brokerage, you can be redirected to a previous listing for the property.

More Listings

This section is where you can locate similar listings and other sales or rentals within the same building. You can learn more about this section here.
