Commission Disbursement Authorizations (CDAs) are essential documents in real estate transactions, outlining commission payouts to escrow. This guide explains the steps to obtain, revise, and maintain compliant CDAs.
In order to obtain a Commission Disbursement Authorization (CDA) to send to the title or closing company, you must have your SkySlope file completed with accurate and compliant information and documents.
Verify transaction details to ensure that the information reflects accurately in your CDA. Incomplete or incorrect details can lead to delays or compliance issues.
Key details that must be accurate in order to receive a timely and accurate CDA:
Close of Escrow Date
Purchase Price
Escrow/Title Contact Information
Commission Tab in SkySlope
Gross Commission % or Fee
TC Info (Name, Fee Amount & Address)
Any credits or debits to be applied to the gross commission and/or splits
Team splits and breakdown (if applicable)
Any misc fees being paid from the commission (Home Warranty, eCommission, etc.)

Once your CDA is generated, it will be sent to you to approve and sign via DocuSign. If you are part of a team, your team lead will also receive a copy to sign.

Escrow or Closing Attorney will receive a copy once all parties have signed

Key Points:
When approved and in a compliant status, escrow pays out the commission directly at the closing.
If your file lacks compliance, escrow sends the full commission to the platform, and disbursement occurs only after the file meets compliance standards.
