How to Find Cash Buyers using SiftMap

Learn how to use SiftMap to identify cash buyers, flippers, and investors in your market

Looking for real cash buyers or flippers in your market? With SiftMap, you can quickly identify recent cash transactions, investment properties, and potential buyers in just a few clicks. Here's how!

Why This Matters

Finding serious cash buyers helps you:

  • Build your buyers list

  • Move deals faster

  • Discover potential lenders or partners

  • Understand what types of properties are being flipped in your market

Step 1: Choose Your Target Area

Click SiftMap on the left sidebar of your REISift account and enter in your market area. You can search by city, county, zip, or state.

Step 2: Finding Cash Buyers

Use these filter options to build a solid starting point for your cash buyer list:

  • Cash Buyer = Yes (under More filters) or select Cash Buyer under the Prospect List Preset section.

  • Age of Ownership (Years) = Maximum of 1

  • Property Type = Example: Single Family Residence

  • Last Sale Date = Since [set your desired start date, e.g., January 1st]

  • Last Sale Price = Minimum of $1,000

Click Apply to generate your list.


This will return properties recently purchased with cash.
Can also be used to find hard money or private money lenders.

Step 3: Locating Cash buyers/Investors

  • Cash Buyer = Yes (under More filters) or select Cash Buyer under the Prospect List Preset section.

  • Owner Type = Business

  • Age of Ownership (Years) = Maximum of 1

  • Property Type = Example: Single Family Residence

  • Last Sale Date = Since [set your desired start date, e.g., January 1st]

  • Last Sale Price = Minimum of $1,000

  • Absentee Owner = Yes​

This will return records purchased with cash, owned by a business or entity during the timeframe you select.

Step 4: Look for Recent Quick Sales (Flippers)

Want to get more specific and find active flippers?

Use the following filters:

  • Cash Buyer = Yes (under More filters)

  • Owner Type = Business

  • Absentee = Yes

  • Age of Ownership (Years) = Maximum of 1

  • Property Type = Example: Single Family Residence

  • Last Sale Date = Since [set your desired start date, e.g., January 1st]

  • Last Sale Price = Minimum of $1,000

  • Prospect List Preset = Quick Resale (bought and sold within a timeframe of 18 months or less)


This will help located properties that were bought, possibly renovated, and listed again.

Another way:

  • Age of Ownership (Years) = Maximum of 1

  • MLS Status = Listed

  • Last Sale Price = Minimum of $1,000

Bonus: Spot Builders and Developers

Watch for repeat business names like construction firms or LLCs that show up frequently. These are often small developers or active rehabbers.

Pro Tip: Some records may include the listing agent, giving you a chance to reach out directly.

💡 A Note on Accuracy

Keep in mind:

  • Not every property with 100% equity is a cash sale (e.g., it could be a HELOC or owner-financed deal).

  • Not all flippers will be absentee or owned by businesses, but the filters above give you a great head start.

The goal is to find likely patterns, not perfect data.

You can also use the preset “Cash Buyers” filter under your SiftMap filter list, but building your own as described above gives you more control and better accuracy.
