How to Access Nationwide Data in your REISift account

Our SiftMap feature provides access to nationwide data directly within your REISift Account.

You can easily add properties to your account, whether you're selecting multiple records or just an individual one. Once added, you can skip trace and start marketing— all within REISift in less than 5 minutes!

With SiftMap you can:

  • Pull Lists Directly in your REISift Account: Use our filter options to select which records you want to target and download straight to your account.

  • Search for Individual Property Details: Search specific addresses and see detailed property and owner information and transaction history

  • Drive for Dollars: Virtually drive for dollars or use our map to plan your route

  • Target Specific Areas with the Polygon Tool: Draw custom shapes to zero in on neighborhoods, waterfront properties, or any area you want to focus on.

  • COMING SOON -- Conduct a Market Analysis: Search for comparable properties and determine average sales price


​The number of records you can add for free varies per plan and matches the amount displayed on your dashboard. If you've already met your upload limit or want to add more records that what your limit allows you will need to purchase additional space or upgrade your plan. Below are the total monthly amounts per plan. For all plans you can add up to 10k at once**

  • Essentials - Add a total of 25k records (lifetime limit, includes all methods of adding records: SiftMap, uploading, and manual entry). Does not have option to purchase additional space. You can upload more records by upgrading plans or deleting records.

  • Professional - Add up to 10k monthly with option to purchase additional space

  • Business - Add up to 25k records monthly with option to purchase additional space.


Pulling Records

Use the search bar to find properties by specific street address, city, county, state, or zip code. Below is a list of options you can use to select the type of data you want to add.

Prospect List Preset FAQ

Below you will find some additional details on what our Prospect List Presets are filtering for. If you have questions about specific filters that is not listed here please reach out to us by clicking Talk to Us in your account, and selecting to talk to a person. Our team is happy to assist!

Equity Prospect List Presets:

  • Low Equity: 0 - 20% Equity

  • High Equity: 30 - 99% Equity

  • Free and Clear: 100% Equity

What is Quick Resale?

Quick resales are any properties that were sold after being owned between 1-18 months.

What is included in the Judgement Prospect List Preset?

The Judgement prospect list preset could show results for any properties that had a judgement (final court order) filed against them, this could be final judgement of foreclosure, from another debt collector, divorce, etc.

What's the Difference between auctions and foreclosures?

Foreclosure and Auction processes will vary by state. Some states may consider these the same or there may be similar properties under both.

  • Auction means the auction date has been scheduled.

  • Preforeclosure means there was a notice of lis pendens.

  • Foreclosure means the property was officialy foreclosed on.

  • REO means the bank now owns the property.

Additional tips when pulling auctions, preforeclosures, and foreclosures:

When using the Auction prospect list preset, also select the "more" filter option and select foreclosure type: Auction, and select a date range in the future. If you're pulling auctions you'll want to filter by a date range and pull records where the auction has not already occurred.

For preforeclosures you can search by specific dates the lis pendens is filed:

For Foreclosures, add the more filters and include the Foreclosure status, add a notice date (this notice date would give us results for foreclosures in the last year), and the notice type of Notice of Foreclosure.

Using the Polygon Tool to Draw your Farm Area

In SiftMap, you can draw out your farm area for virtual driving for dollars, targeting specific neighborhoods or waterfront property, or even drawing out a neighborhood around a property you just sold, adding them to your account and sending out mailers.

To draw out an area, select the polygon tool and click to add the points on the map.

Adding Records to Your Account

You can select to add one single record, or multiple records at a time. Once you've filtered or searched for the record(s) you want to add, select them and click "Add Records to Account" towards the bottom of the page.

Please note, the following roles have permission to add records from SiftMap:

  • Sensei/Account Owner

  • Super Admin

  • Admin

  • Marketer* (can add records but cannot purchase additional credits for adding more records/space)

The following roles do not have permission to add records but can view property details and search in SiftMap: Cleaner, Acquisitions, Dispositions, Lead Manager, Researcher, Prospector.

At the top, you will see your monthly limit, this is the amount of records you've uploaded or added for the month, and the amount remaining in your monthly limit. If you want to download more records than your monthly limit allows and you're on our Professional or Business plan, you can purchase more space. It costs $5 per an additional 10k new records. This amount will be deducted from your credits when purchasing. If you do not have enough credits to purchase, you can buy more directly within SiftMap. A receipt for any additional credit purchases or space will be emailed to the Sensei/account owner's email on file after purchase.

There is a toggle that will allow you to select if you want to replace owner information or not. When toggled on we will not replace any existing owner information you have in your account, with the owner info listed in SIftMap. If you toggle this option off, we WILL replace the owner information. If the mailing address associated with the owner in SiftMap is different from the address you have in your account, phone numbers may be removed from the property record.

Next, you'll have the option to add tags and select the list you want to add the records to. When pulling records we recommend adding tags for where the list was purchased and when. Tags example: "List Purchased 11/2024", "List Purchased REISift 11/2024".

Note: At this time auto tags are not added to records when you add them to your account from SiftMap. If you want to add tags you will need to do so in the Add Tags section when adding records.

Under Lists, you can either add records to an existing list in your account or create a new list by typing the new list name and selecting "Add".

Once you've added the lists and tags, click "Add Properties to Account".

You can track the progress of this Activity under the Activity -> Upload section.


Any events for adding records from SiftMap will be considered as an upload and can be viewed under the Activity -> Upload section in your account. Just like with uploads, you can see the amount of records added, along with a breakdown of Total Records, New, Updated, Duplicates, or any records that were not uploaded.


Viewing Record Details in SiftMap

SiftMap provides detailed information on each record, including the ability to pull or search for comparable properties (comps).


Property Details

Within the Property Details view, you will find more details about the property, owner, comps, history, and MLS status.

The Property tab includes additional details about structure characteristics, land details and tax details.

The Owner tab includes owner name, mailing address, mortgage, and equity amounts, and information on other properties they own.

With SiftMap, you can conduct a market analysis by comparing similar sold properties. To pull comps, first search for the property address you want to comp. Then, select the Comps tab under the Property Details. Choose the sold date, distance (e.g., 1-mile radius from the subject property), and any other additional details. You can refine results using parameters like minimum and maximum sq ft, year built, bed and bath count, lot size, property type, garage, pool, and basement.

From the list of results, select the records you want to compare to see the average sales price for the comparable properties.

History

Under the history tab you will see information for the Transaction history, Mortgage History and MLS history.

  • Transaction History: Includes Sale date, Sale Amount, Buyer Name, Seller Name, and whether it was a Cash Sale or not.

  • Mortgage History: Includes the details of mortgages on the property: Rec. Date (the date the mortgage was recorded), Loan Type, Buyer Name, Loan Amount, Lender, and Due Date (the date the loan is due to be paid off by).

  • MLS History: Includes information on previous MLS activity including the date of the MLS event, the MLS Status, Sale Price, Price per Sq Ft ( $/SqFt), Days Listed, and the agent name.

  • Foreclosure History: Includes information on Recording date, unpaid balance if available, document type, case number and Lender.
