What is the Sold Properties Feature?
Sold Properties is where you analyze recent sales (including investor transactions) in your area and see how well they match your target criteria. It helps you:
See what percentage of sales match your criteria and score ranges (prediction rate).
See investor vs. non-investor activity.
Break down sales by distressor signals (free & clear, high equity, tax delinquent, senior owner, etc.).
Save filters to track a market over time
Analyze missed opportunities in your records.
Navigating the Sold Properties Page
Select your state, county, zip code or neighborhood to analyze. Optionally, select AI score range to see the percent of predicted transactions in that range.
AI Score is a weighted score of 0-100 which is determined from 1800 different data points. For Sold Properties, it represents the score we predicted prior to an investor purchasing.
Next, select the time period you want to analyze.
Now you can see the following data points for your area:
Total Transactions - the amount of total property purchases made in a given area for the time period selected.
Investor Transactions - the amount of property purchases made by an investor in a given area for the time period selected.
Transactions Predicted - the number of transactions that fit the criteria in the AI Score range selected.
Prediction Rate - the percentage of predicted transactions in the AI Score range selected
Top Patterns - the top distressors or property criteria found with the transactions. For Patterns, you can view a breakdown by:

Property Type
Year Built
Bathrooms
Bedrooms
Predictive AI Score
Below the map you will see tabs for:
All Transactions - all sold transactions that match the filter criteria.
Investor Transactions - transactions that were purchased by an LLC or company from an individual, that match the filter criteria.
In My Records - any sold records in your account that match the filter criteria
Advanced Filters
The Advanced Filters option allows you to select additional filter criteria like years of ownership, equity percentage, distressors, year built and more.
This section also allows you to save your own custom filter presets and folders for the Sold Properties page.
Analyzing Transactions
These transactions help give you insight into the top distressors affecting your area so you know which to focus on most. It also allows you to see the investor activity for sold transactions in your area. By checking the sold transactions in your account, you can see which deals you may have missed out on to other investors, audit those deals, and make adjustments if needed to help prevent those deals from slipping through the cracks in the future.
Interpreting AI Scores & Prediction Rate
The prediction rate shows the percentage of investor transactions we were able to predict with our Predictive AI Scoring (avalaible for Predictive AI data plans). With Predictive AI, you will receive records for properties we've determined are most likely to sell off market to investors, and we guarantee at least 50% coverage for an area.
If the majority of the properties have a score of 60 or above, you can focus the majority of your marketing budget on records within that range.
Investor Transactions: How They’re Labeled
An investor transaction is typically an LLC or company purchasing from an individual.
Not currently included as an investor transaction:
LLC or company purchasing from another LLC
Certain property types (some manufactured homes).
Double closings can also obscure the end buyer and some investor transactions may be missed. We’re actively expanding detection so more investor deals are included.
Distressor Breakdown
The distressor breakdown allows you to see the main distessors affecting properties that have sold. Use the breakdown to create more targeted campaigns.
Free & Clear / High Equity / Senior Owner often produce many sales—great for larger bulk marketing campaigns.
Tax Delinquent and other pain point distressors may be smaller lists but are often highly motivated.
Can combine with Absentee filters to narrow down even further.

What is the Sold Properties page used for?
It helps you analyze recent sales—especially investor transactions—against your filters and AI score ranges so you can measure coverage, refine targeting, and decide where to focus marketing.
How is “prediction rate” calculated?
It is calculated based off of 1800 different data points that indictate how likely a property is to sell off market to an investor. Scores range from 0-100.
What does it mean when a “transaction is predicted”?
It means that the sale falls inside your chosen AI score range.
How are “Investor” transactions identified?
Currently, we flag LLC purchases from individuals as investor transactions.
Why isn’t my deal labeled as an investor transaction?
Some cases aren’t captured yet—e.g., LLC or company selling to another LLC, double closings, some property types like manufactured homes. The sale can still appear under all transactions. It just may not reflect as being sold to an investor.
