Property managers/housing providers make all decisions on rental applications. Rent Butter runs the screening, but the property manager evaluates the results and decides the outcome.
How decisions are made
Each property manager sets their own rental criteria: what credit score, income level, or background history they accept, how recent items have to be, and so on. They evaluate your application against their own criteria, not Rent Butter's.
What Rent Butter does
Rent Butter runs the screening checks the property manager has set up: identity verification, income, criminal, credit, and eviction history (depending on the property's configuration). We surface the results to the property manager. We don't make recommendations or decide outcomes.
How long does a decision take?
Property managers control the timing of decisions, they review the screening results and reach out from their side. We typically see decisions within 1β3 business days, but the actual timing is up to the property manager and can vary. If you've been waiting longer than expected, contact them directly.
Why this matters for your questions
If you have questions about why your application was approved, declined, or held up, the property manager has the answers. Rent Butter doesn't have visibility into how they weigh the screening results against their criteria.
If you have questions about the screening data itself
If you think there's an error in your screening report (a wrong record, an outdated balance, etc.), Rent Butter can help look into the report data. Tap Contact Us on the decline screen if you have one, or email disputes@rentbutter.com.
