Documents Required for Your Application
Documents can be in any language and should not be translated. We recommend showing your strongest financial position to avoid delays in securing your new home.
All applicants must provide:
A valid government-issued photo ID (passport, resident ID card, visa, or driving licence) along with a selfie, completed through our identity check step.
You own bank statements covering the most recent 3 months. Bank statements must be from accounts with readily accessible funds (e.g. current or savings accounts).
Fixed-term deposits are accepted if the funds are accessible and can be withdrawn at any time before maturity. The deposits must have been held for at least 3 historic months and the certificate issue date must be around the date of application.
Statements of volatile investments (e.g. stocks and shares) cannot be accepted.
Income and employment
The documentation required depends on your employment type.
Students
University enrolment — verified via your academic email address, a letter confirming enrolment, or a copy of your student ID card.
Your own bank statements — last 3 months, in PDF.
If a family member is supporting your rent:
A copy of their ID (passport, resident ID card, or driving licence),
Proof of their relationship to you, and
A copy of their bank statements for the last 3 months, in PDF.
If part or all of your rent is to be paid through scholarship, bursaries, government sponsorship, a formal letter from the awarding body specifying the amount allocated for living costs and the period it covers.
If part or all of your rent is to be paid through a salary, payslips from the last 3 months or a fully signed employment contract, if you're working (income must be consistent).
Recent graduates (graduated within the last 2 years)
Proof of graduation — e.g. a graduation certificate showing your graduation date.
Your own bank statements — last 3 months, in PDF.
If paying rent fully or partly with income, proof of income:
If employed: payslips from the last 3 months, or a fully signed and dated employment contract.
If unemployed and receiving benefits: formal evidence showing the allowance amount and period.
If a family member is supporting your rent, partly or fully:
A copy of their ID.
Proof of their relationship to you.
A copy of their bank statements for the last 3 months, in PDF.
Employed
In most cases, your income can be verified automatically through open banking. If this isn't possible, you'll be asked to upload:
Payslips from the last 3 months, or
A fully signed and dated employment contract
All documents should be uploaded in PDF format.
Self-employed (at least 6 months of operation)
You'll need to provide proof of income plus bank statements:
Proof of income — either an SA302 tax calculation/tax return, or a reference letter from your accountant confirming your net income (both require a minimum of 6 months of trading).
Bank statements:
A copy of your personal bank statements for the last 6 months in PDF
A copy of your business bank statements, if you have one, for the last 6 months in PDF
Benefits income
You'll need to provide proof of benefits allowance plus bank statements:
Formal evidence showing allowance amount and period in PDF.
A copy of your bank statement for the last 3 months in PDF.
A note on document quality
All uploaded documents pass through our fraud detection and document verification checks. Please ensure documents are clear, unedited, and in their original format. Documents that show signs of tampering or inconsistency may delay your application.
