How to use the Rent Arrears feature within Street

Rent Arrears

The Rent Arrears feature allows you to keep track of any tenants that in arrears including by how how much and how long, set tasks and follow ups to chase the tenants and send email and SMS reminders directly from Street.

Arrears Table

To get started, head to the Accounting section in the left side bar and look for the Arrears tab. The arrears table will show you any tenancies that are currently in arrears, that is any rent charges that have not been fully allocated to.

It's important to highlight that the version currently live is the BETA version! We are continuing to develop an enhanced arrears solution which will include features such as automated rent reminders, payment plan management and more, designed to streamline your arrears process.

This table can be filtered by a variety of options including when the last reminder was sent, how overdue the rent is, the property assignee and more. Additionally this table can also be exported (if you have the user permission for exporting data enabled).

Sending Reminders

For any tenancies in arrears table you will see the 'send reminder' button. This can be used to send an email or SMS reminder and which tenants to contact if there are multiple.


We highly recommended that you use Correspondence Templates here by creating templates relating to Arrears that you can select to use. These templates can use merge fields that pull in the information regarding the tenancy such as the outstanding charges and how many days in arrears.

Once a reminder has been sent, it will update in the Arrears table in the Last Reminder column, showing when it was last sent and what format (email or SMS) and the copy of the email/SMS content can be found on the tenant's person page.

Note - The 'Send Reminder' button will disappear if a reminder has already been sent today to avoid confusion / duplication however it will reappear tomorrow.

Delaying Reminders

On the right hand side of the tenancy in arrears you will see the 'three dot menu' button which will give you access to a few additional options.

Using the 'delay reminders' option you can choose to hide the tenancy from the arrears table temporarily until the date selected. This can be useful if you have an agreement with the tenant and don't want/need to be chasing them for payment until an agreed upon date.

Note - If you want to see any tenancies in arrears that have delayed reminders setup you should use the 'delayed' filter on the arrears table and select 'only delayed'.

Additional Options

From the 'three dot menu' there are also a number of other options.

Firstly you can remind a tenant directly from this menu which can be useful if you have already sent a reminder for the day (and the main 'send reminder' button has gone) but need to send another, perhaps to a different tenant.

You can also use the 'call tenant' option to see their phone number and log a call within Street, adding notes about the call as well as optionally updating the 'last reminder date', useful if you have reminded the tenant over the phone.

From the 'change assignee' option you can select who the assignee should be for those arrears. By default this will be the property assignee however if there is no property assignee, it will default to blank and can be updated accordingly.

Finally you have the option of generating a tenant statement directly from the arrears table. Here you can choose the date range and generate a statement which will download and can be emailed as evidence if needed.

Tasks and Follow ups

It's also possible to create tasks and follow ups directly from the Arrears table from within the 'next action' column. This can be useful if you need to set a task to send an arrears reminder for a future date. You could go one step further and create a custom view in your tasks page to only show tasks related to Arrears, making it extremely easy to keep on top of rent payments.
