How to setup and edit how a listing appears on the portals

Portal Listing Details

When publishing a property, or when a property has already been published, there are some options to determine how the listing appears on the portals.

To get started, head to edit > make available for sale / to let. Both sales and lettings listings have the some identical options.

Listing Details for both Sales and Lettings

  • Brand - You can choose the branding for that listing, based on the brands setup in your Company Settings. This can be useful if you have specific branding on specific types / values of properties.

  • Occupancy Status - Choose whether the property is occupied by owner, tenant or vacant.

Note - The occupancy status will determine where viewing emails should be sent to. If you choose 'vacant' or 'owner', then viewing emails will only go to the owner even if there are tenants at the property. If you choose 'tenants' then both tenants and owners will get viewing emails.

  • Low Profile Listing / Do not publish to portals - If checked, these options will hide the property from the portals / your website. For more information, see this help article.

  • New build / Retirement - If checked, the property listing on the portals will be flagged as a new build / retirement property. If a retirement property, it will also show in the 'retirement home' filter.

Portal Flags

  • Rightmove Featured / Premium - If checked, the listing will publish to Rightmove as Featured / Premium. You will also need to set up these options in your Rightmove account for this to work correctly.

Sales Specific Listing Details

  • Price qualifier and price - Choose between various qualifiers such as in excess of, guide price and offers over, as well as the listing price.

Note - Price on Application (POA) is no longer accepted by the portals due to the National Trading Standards Estate and Letting Agency Team (NTSELAT) banning the use of it in 2022.

  • Auction - If checked, the property listing on the portals will be flagged as an Auction property.

Note - The Auction option allows you to flag the property as auction without using the Pattinson Auction integration.

  • Add Sole Agent Period - If checked, you can enter the sole agency date. Entering a date here allows you to track contracts nearing expiry from the Properties page > Listing Performance table.

  • Planning Application Report - If checked, for a cost of £25 a non-watermarked Planda planning application report will be generated and displayed on the portals. For more information, see this help article.

Lettings Specific Listing Details

  • Furnished - Select what to show in the 'Furnish Type' field on the portals, ie unfurnished, part furnished.

  • Let Type - Select what to show in the 'Let Type' field on the portals, ie long term of short term.

  • Allow Pets? - If set to yes, the property listing on the portals will be flagged as 'Pets Allowed'.


  • Price PCM - Enter the rental price amount to show on the portals, entered as PCM.

  • Rental Deposit - Enter the rental deposit amount to show on the portals.

  • Available from - Select what to show in the 'let available date' on the portals.

  • Minimum tenancy period - Enter what to show in the 'Min. Tenancy' field on the portals.

  • Student Rental / Shared Accommodation - If checked, the property listing on the portals will show in the Student Accommodation / House Share filters.
