Instructing a Property
Once a valuation has been completed, the next step is to either accept the instruction or mark that it didn't go ahead. This article covers all the options available from the valuation page.
Accessing the next steps
From the valuation page, you'll see the options to Accept Instruction or Mark Valuation Did Not Go Ahead.
Valuation did not go ahead
If the valuation didn't go ahead, selecting this option will keep the valuation status as pending and add a log to the activity stream for your records.
Marking as lost
You also have the option to mark the valuation as lost. When doing so, you can:
Select a reason - Firstly choose why the instruction was lost.
Select a competitor - If the property is being marketed by someone else, you can choose which competitor won the instruction, and any additional details including their fees.
Add a follow-up - You can also optionally set a follow-up task for a future date.
Accepting an instruction
If the owner is instructing, you can click Accept Instruction and what you see next depends on the type of valuation.
Sales only
If the valuation is sales only, you'll be asked to confirm:
Upfront fees - Any fees payable before the property goes on the market.
Completion fees - Fees payable on completion of the sale.
Performance fees (optional) - Any additional performance-based fees.

Lettings only
If the valuation is lettings only, you'll be asked to:
Select the service level - If multiple service levels were included in the valuation, you can choose which one the landlord has agreed to.
Confirm the management fee - Set the ongoing management fee for the tenancy.
Confirm the upfront fee - Set any fees payable upfront.
Sales and lettings
If the valuation covered both sales and lettings, you can choose whether to instruct sales, lettings, or both, and complete the relevant fee details for each.
Mortgage referral
During the instruction process, you also have the option to submit a mortgage referral through the Partner Platform.
When ready to proceed, click Accept Instruction and you can begin the property onboarding process!
Owners instructing via the Consumer App
It's worth noting that owners can also instruct directly from their Street account via the Consumer App. For more information, see our Valuations (Consumer App) help article.
