Creating a Lettings Offer

Lettings offers can be created directly from a property page or from a completed viewing.

To create a new lettings offer directly from a property page, head to the property and click Create > Lettings Offer.

To create a new lettings offer from a completed viewing, head to the viewing page and click the 'create lettings offer' button at the top right.

From here the first step is to select the applicant making the offer.

Something important to note, if the person making the offer is not an applicant within your system, you would need to search their name and when "No results" appears click 'Create Applicant' instead to first create them as an Applicant.

Additionally, if after clicking 'Create Applicant' you see that the person you're searching for does not exist within your system at all, click 'Create Person' to create them. You can then create them as an applicant.

Offer Details

Once you have selected/created the applicant, you can enter the offer details including tenancy length, move in date and rent amount. In addition, you have the option to add permitted occupiers to the offer. For more information, see our Permitted Occupiers help article.

Following this you can add the applicant Employment Status and Annual Income. If an annual income is entered, you will see the rent affordability calculator automatically update, showing what rent the applicant/s can afford based on their annual income. The gross annual income should be at least 30x the monthly rent to pass affordability however this is just informational and you can continue to proceed even if the rent is higher than the applicant/s can afford.

Finally you can add if any tenants are under 18 as well as Smoker and Pet status.

When ready to proceed, you can click Submit Offer and you are done! Clicking submit offer will send the automated notification 'Send lettings offer' to the applicant, if enabled in your Notification Preferences, but will not send any information to the landlord.
