What You Need
Final unit setup complete (furniture, cleaning, decor)
Access to Hostaway, Breezeway, Airbnb, and Autohost platforms
Team roles clarified (cleaner, manager, etc.)
✍️ Steps
1. Pre-Listing Setup
Complete the Post Setup Checklist for the unit
Add the property to NoiseAware
Assign it to the correct cleaner to pair the sensor in the app (ask management if unsure)
Create and double-check all auto-messages (no typos or incorrect dates)
Set up Autohost for guest screening
Confirm if a background check is required
Connect the property to Hostaway
Notify management (Carstin, Daffi, Maria) for pricing optimization
Add check-in instructions in Hostaway listing
Confirm listing is live on Breezeway
Add group name to the Breezeway listing
Add access info for cleaners under Property Info in Breezeway
2. Airbnb Listing Content
Photos
First 8 photos should walk the guest through the home (living room, kitchen, bedroom, bathroom, etc.)
1st photo must be the best image (usually living room, kitchen, or bedroom)
Add captions for every photo
Example: "Fully equipped kitchen with dishwasher, coffee maker, and microwave"
Listing Title
Search the address in Google Maps > Click "Things To Do" > Note nearby attractions
Create title using the format:
Bed w/ Amenity by [Attraction 1], [Attraction 2] & [Attraction 3]
Example: "2 Bed in Downtown OTR w/ Gym, Gold Sim & Pool"
Listing Description (500 characters max)
Describe the # of bedrooms, location, highlights, and amenities briefly
Example:
"The finest residence in OTR with luxury finishes, this 2-bedroom suite features a pool, gym, rooftop, and more. Steps to Hard Rock Casino and Paycor Stadium."
The Space
Bullet point key features
Number and type of beds
Kitchen and bath features
Appliances and included items
Smart TV, Wi-Fi, Washer/Dryer
Guest Access
Bullet point all amenities guests can use (e.g., gym, rooftop lounge, pool table, etc.)

Default: "Not available in person but always online via Airbnb to assist."

Calculate based on beds:
King/Queen/Double: 2 guests
Twin: 1 guest
Sofa bed: 2 guests (if pull-out), 1 if standard
Address
Double-check unit number and street name are accurate
Amenities
Confirm amenities match what is actually provided
Deselect any default options that don't apply
Neighborhood Description
Write a short paragraph about the area
Add local highlights in bullet points with distances
Example:
Bakery Square (0.7 mi, 14-min walk)
CMU (1.3 mi, 6-min drive)
Getting Around
Include transit options, walkability, parking details
Example: "Bus stop steps away with direct access to downtown."
Safety Considerations
Ensure "Suitable for children" and "Suitable for infants" are checked (if applicable)
Disclose all security devices, cameras, and NoiseAware use
Rooms and Spaces
