How to Improve Your Listing Performance & Search Visibility

A complete, accurate, and well-maintained listing gives travelers more confidence when booking and helps your property appear in relevant searches on Vidle Housing.

If you're looking to improve your listing's performance, attract more travelers, or understand why your property isn't appearing in search results, use the tips and troubleshooting steps below.

Use High-Quality Photos

Photos are one of the first things travelers notice when browsing properties. Bright, clear, and accurate photos can help your listing stand out and give travelers confidence in the space.

For the best results:

  • Include photos of every room.

  • Use natural light whenever possible.

  • Keep spaces clean and uncluttered.

  • Show important amenities.

  • Include exterior and parking photos when helpful.

  • Highlight unique features such as patios, updated kitchens, workspaces, or views.

  • Avoid blurry, dark, heavily filtered, or duplicate images.

You can also add a video walkthrough to help travelers better understand the property's layout and picture themselves living in the space.

Complete Every Section of Your Listing

A detailed listing gives travelers more information and helps ensure your property appears in relevant filtered searches.

Review your listing for:

  • Accurate property and room type.

  • Bedrooms, beds, and bathrooms.

  • Maximum guest count.

  • Complete descriptions.

  • High-quality photos.

  • Monthly pricing.

  • Cleaning and pet fees, when applicable.

  • Amenities.

  • House rules.

  • Check-in and check-out times.

  • Check-in instructions.

  • Accurate location information.

The more complete and accurate your listing is, the easier it is for travelers to determine whether the property meets their needs.

Keep Your Monthly Pricing Current

Pricing can have a significant impact on a traveler's decision to book.

Vidle Housing provides a pricing calculator that can suggest a rate based on factors relevant to healthcare travelers, many of whom receive a housing stipend for their assignments.

When reviewing your pricing:

  • Compare your monthly rate with similar furnished rentals in your area.

  • Consider what's included, such as utilities, Wi-Fi, parking, and furnishings.

  • Review your pricing regularly.

  • Account for seasonal changes and local demand.

  • Make sure all required fees are disclosed before booking.

If your listing is connected to a PMS or external platform and your monthly rate keeps changing, go to:

Account → Sync Settings → Lock Pricing

This allows you to manage your Vidle Housing monthly rate directly without future syncs overwriting it.

Keep Your Calendar Accurate

Accurate availability is essential.

If the dates a traveler searches for aren't available on your calendar, your listing may not appear in their results.

Regularly review your calendar to make sure:

  • Available dates are open.

  • Booked dates are blocked.

  • Personal stays or maintenance periods are blocked.

  • Old calendar blocks are removed when no longer needed.

  • PMS, Airbnb Connect, or iCal availability is syncing correctly.

If you use a connected PMS or external calendar, keep your availability accurate on the source platform.

Outdated calendars can lead to missed reservation opportunities, declines, cancellations, and a frustrating experience for travelers.

Respond Quickly to Inquiries and Reservation Requests

Travelers often contact multiple hosts while searching for housing. A fast response can make a significant difference in whether a traveler moves forward with your property.

Prompt responses show travelers that you're attentive and reliable.

Even if your property isn't available, responding helps provide a better experience and keeps travelers informed.

If your listing is eligible, enabling Instant Booking can make it easier for travelers to reserve your property.

Once a traveler submits an eligible Instant Booking reservation, the reservation is automatically approved and confirmed without waiting for additional host approval.

To enable Instant Booking, the property must meet all current requirements, including:

  • Completed host identity verification.

  • Connected Stripe payout setup.

  • Monthly pricing configured.

  • Published and active listing.

Eligible listings can enable Instant Booking from Listings → My Listings.

Highlight Amenities Healthcare Travelers Value

Healthcare professionals may work long shifts, overnight schedules, weekends, and rotating hours. Certain amenities can make a property especially appealing for an extended stay.

Popular features include:

  • Reliable, high-speed Wi-Fi.

  • In-unit laundry.

  • Fully equipped kitchen.

  • Blackout curtains or room-darkening shades.

  • Dedicated workspace.

  • Free or assigned parking.

  • Quiet surroundings.

  • Heating and air conditioning.

  • Secure property access.

  • Comfortable mattress and bedding.

  • Proximity to hospitals and healthcare facilities.

Make sure every amenity selected on your listing is actually available.

Travelers may use filters when searching, so accurately selecting your amenities can help your property appear in relevant searches.

Build Trust With Reviews

Reviews help future travelers understand what they can expect from your property and hosting experience.

A positive stay can lead to stronger reviews, which can build credibility and give future travelers more confidence when considering your listing.

Focus on:

  • Accurate listing information.

  • Clear communication.

  • Smooth check-in.

  • Cleanliness.

  • Reliable amenities.

  • Quick responses when issues arise.

After a successful stay, travelers can be encouraged to leave an honest review about their experience.

Why Isn't My Listing Showing in Search Results?

If you can't find your property in search results, there are several common reasons.

Your Listing Is Still in Draft

Only published and active listings can appear in traveler searches.

Go to:

Listings → My Listings

Confirm that your property is published and not in Draft status.

If the Publish button is gray, hover over it. The platform will highlight which required information still needs to be completed.

Your Calendar Is Blocked or Unavailable

If the traveler's requested dates aren't available on your calendar, your property may not appear in that search.

Check:

  • Manually blocked dates.

  • PMS calendar blocks.

  • Airbnb Connect availability.

  • iCal calendar availability.

  • Old or outdated calendar blocks.

The Search Dates Don't Match Your Stay Requirements

If a traveler's requested stay doesn't meet your minimum or maximum stay requirements, your property may not appear.

Review your stay settings and make sure they accurately reflect the reservations you're willing to accept.

The Traveler Is Using Filters Your Property Doesn't Match

Travelers may filter their searches based on features such as:

  • Pet-friendly.

  • Parking.

  • Washer and dryer.

  • Number of bedrooms.

  • Property type.

  • Amenities.

If your property doesn't match the selected filters, it won't appear in those search results.

Review your listing to make sure all applicable amenities and property details are accurately selected.

Your Pricing Isn't Configured

Make sure your property has an active monthly rate.

If you're connected to a PMS or external platform, also check Account → Sync Settings to make sure pricing is syncing as intended.

Your Listing Has Incomplete or Incorrect Information

Review your listing for missing required information, including:

  • Pricing.

  • Property details.

  • Address.

  • Photos.

  • Availability.

  • House rules.

  • Required check-in and check-out times.

Complete any missing fields and republish your listing.

Final Tips for Better Listing Performance
