We do not recommend targeting more than 5 towns/cities.
How much money should I spend on my Open House ad?
To kick off your Open House, start at $6 per day.
If you are in a saturated market, start with $10 per day.
How much money should my leads cost?

How do I know when to create a new Open House ad?
When your ad's frequency reaches 2.

Create Your Campaign
Login to Witly
Select "Ads" from the navigation menu on the left of your screen
Click "Create Ad"
Choose the "Open House" objective, then select "Next"
Enter your Campaign name (this will only be seen by you)
Enter the locations you would like to target with your ad.
When selecting a location, the entire city will be targeted, as well as a 15 mile radius around it. You can expand this in 10 mile intervals using the slider under "geographical radius".
Select "Next".
Set your daily budget
(Optional) Set your start and end date. If you do not set an end date, your ad will run indefinitely.
Select "Next".
Create Your Ad Copy + Lead Form
Verify the Facebook page you will be running this ad from by selecting the dropdown menu under "Page". This should match the page you set as your default.
Under "Ad Copy", enter the town/city the listing is located in.
After entering the location, enter a 1-2 sentence description of the property, followed by the open house details. This should list some of the property’s prime features, without giving away all of its grandeur.
Scroll down to "Destination Link", and paste the URL to listing/open house you are advertising.
Select "Next"
Image Creation + Ad Preview
You can now upload your images!
Select "Browse"
Select the images you'd like to use in your ad, then select "open"
Select "Upload Images"
Click and Drag your Images!
Click and Drag 2 exterior images for the top two pictures in your Witly collage. Ideally, one picture of the front of the listing, of picture of the back.
Click and Drag 3 interior images for the bottom three pictures in your Witly collage. It's important to showcase the rooms and features that will help potential buyers or renters get a clear and appealing sense of the property.
Select "Next".
View your ad's preview.
If you would like to edit your ad, select "back". From here, you can edit the information previously entered in your ad.
If your ad is ready to go, select "Submit". This will submit your ad to Meta for review! Your ad should typically be live within 24-48 hours.
