Set Up Your Pricing

Choose a pricing strategy and fine-tune your rules in Adapt: pricing rules, stay rules, and seasons and events.

Your pricing in Adapt starts with a strategy and is fine-tuned with rules. Pick the approach that fits your goals, and Adapt builds a complete set of pricing and availability rules for you. From there, adjust anything you like.

Start with a strategy. Choosing a strategy sets all of your pricing and availability rules with sensible defaults calibrated to your listing. You only need to customize the rules you care about, everything else is handled for you.

Opening your pricing settings

Open a listing and go to the Settings tab. (You can also click Set up next to a listing in the table to jump straight here.) Pricing settings apply to the listing you're editing.

Choosing a strategy

Pick the strategy that matches how you want to price. Whichever you choose, Adapt calibrates it to your listing's history, your local market, and your listing's own attributes (such as property type and number of bedrooms).

  • Smart Yield (recommended): find the right balance between price and occupancy.

  • Volume Builder: fill the calendar. An empty night means the price was wrong.

  • Steady Earner: a predictable check, not the biggest one possible.

  • Premium Hold: hold rates high; an empty night beats a cheap one.

You can switch strategies at any time. Switching resets your rules to that strategy's defaults.

Fine-tuning your rules

After you've picked a strategy, you can adjust any rule. Rules are grouped into Pricing Rules and Stay Rules.

Pricing Rules

  • Base Price: the anchor nightly rate everything else builds from. Use Adapt's recommended base price or set your own.

  • Pricing Limits: a floor and ceiling so your rate never drops below or climbs above what you're comfortable with.

  • Seasonal Impact: how strongly seasonal demand swings move your rates (lower, standard, or higher).

  • Day-of-Week Pricing: percentage adjustments by day of the week.

  • Last-Minute Rules: adjust prices as check-in gets closer.

  • Far-Out Rules: adjust prices for dates far in the future.

Stay Rules

  • Minimum Night Stay: set the minimum booking length globally, by day of week, or by how far ahead the booking is made.

  • Length-of-Stay Pricing: weekly and monthly discounts for longer stays. Available for Airbnb direct connections only.

  • Gap & Adjacent Nights: automatically discount isolated gaps between bookings and adjust the nights right before or after a booking.

  • Check-in & Check-out: restrict which days of the week guests can check in or out.

Seasons & Events

Seasons and events let you change your pricing for specific dates without touching your year-round setup.

  • Seasons are broad date ranges that set the baseline context for part of the year.

  • Events are short, specific date ranges, like a festival or a holiday weekend.

For each, you can set a date range, mark it to recur annually, and apply an adjustment. Most rules also have a Seasonal & Event Overrides section, so you can change just that rule during a season or event while leaving your year-round rule alone.

How your rules combine

A few things to know about how Adapt applies everything together:

  • Pricing adjustments stack. Seasons and events are pricing modifiers, so they stack on top of one another rather than replacing each other.

  • Seasons can't overlap. Each date belongs to at most one season. Events, on the other hand, can overlap.

  • Minimum night stay uses the most specific rule. When more than one minimum-stay rule could apply to a date, the most specific one wins, in this order: a manual override on a specific day (set from the calendar), then a gap rule, then a lead-time rule, then a day-of-week rule, and finally your global minimum.

  • Overlapping events. If two overlapping events set conflicting minimum-stay rules, the event lowest on the page takes priority.

Saving your changes

As you edit, a Review & Save bar appears at the bottom of the page showing which sections have unsaved changes. Click Review & Save to apply them. Your rates recalculate to reflect the new settings. Nothing is sent to your channel until you turn on pricing sync, see How Rate Syncing Works.
