The Listing Calendar

Each listing's day-by-day calendar: rates, demand, bookings, the rates chart, and how to override a price for specific days.

Every listing has its own Calendar, a day-by-day view of your recommended rates, demand, and bookings, plus a rates chart and the ability to override pricing for specific dates.

Opening the calendar

Open a listing and go to the Calendar tab.

The calendar grid

Each day shows:

  • The recommended Adapt rate for that night.

  • Demand, shown as a heatmap from low to high so you can spot busy dates.

  • Reservations and booked nights.

  • Minimum night stay, shown with a moon icon.

  • A Rules Overridden badge on any night where you've overridden your pricing.

The rates chart

Above the grid, the rates chart plots your pricing over time. The two key lines are:

  • Adapt Pricing: AirDNA's recommended nightly rate from your current settings.

  • Last Seen: the most recent rate seen on your listing in the connected channel or PMS (this can lag by up to a day).

The chart can also show your comp set's rate range and median, and your booked nights, so you can see your pricing in context.

Day details

Click any day to open Day Details. There you'll see the day's rate and a breakdown of how it was calculated, starting from your base rate and adjusted by market factors like seasonality, demand, lead time, and events.

Overriding a price

To set your own price for specific dates, select a day (or click and drag to select a range) and choose Add Override in Day Details. You can:

  • Set the rate as a percent adjustment or a fixed rate.

  • Set a minimum stay for those nights.

  • Click Save. Overridden nights show a Rules Overridden badge.

Use Reset to remove an override and return to the recommended rate. If pricing sync is off, any override you save will be applied on your next sync. See How Rate Syncing Works.
