What are listing sets?
Listing sets (also called tiers) let you group properties together so they share the same settings — such as damage waiver pricing, upsell configurations, and automated message rules. For example, you might have a "Budget" tier, a "Mid Tier," and a "Luxury" tier, each with different damage waiver amounts.
Why the correct tier matters
If a listing isn't assigned to the right tier, it won't inherit the correct settings. This is a common cause of damage waiver links not populating correctly — if a listing was added to Besty but not assigned to a listing set, the {{besty_damage_waiver_link}} variable may not generate properly.
How to assign a listing to a listing set
Go to Settings → Account → Listing Sets in your Besty dashboard.
Find the appropriate listing set (e.g., "Mid Tier").
Click into it and add the property.
Click Save.
Changes take effect immediately for future reservations. Existing active reservations may not automatically inherit new tier settings.
Creating a new listing set
If you need a new tier (e.g., for a new property type with unique pricing), contact your support channel. The Besty team can create the listing set with the correct configuration and help you assign properties to it.
Checking which listing set a property belongs to
From the Listings page in Besty, select a property to view its current settings, including which listing set it's assigned to. If it shows no listing set, that's likely the cause of any missing damage waiver links or incorrect pricing.
