Curb Hero is a service provider to users and we don't have visibility into users marketing practices but we've provided options so users can disclose what they do with the data collected by leads, how they plan to market and communicate with leads, as well as, link to privacy policies – that way they can stay compliant with various regulations.

Adding a marketing disclosure in Curb Hero

You can use the customizable "Marketing Disclosure" field in My Profile πŸ‘€ > Additional Options:

This will disclosure will display below the phone number question in the Open House Sign-in.

For help on crafting your disclosure text we'd advise consulting with an attorney (or the attorney at your brokerage) but typically the following is mentioned:

  • who you are

  • who your brokerage is (as they're usually the responsible party)

  • the nature of your follow-up (e.g., to gauge interest in the property)

  • your intended communication methods (e.g., text messages or phone calls)

Text Follow up

Curb Hero does have a follow up text feature intended to share details about the listing in 1-2 text messages. Since that's directly triggered immediately by a visitor action (presumably because the visitor expects the listing details to be sent) it's considered a "transactional text message" and not a marketing/promotional message – and therefore doesn't fall into TCPA regulations.

Customizing a Privacy Policy

You can add your own privacy policy in the first screen of the Open House sign-in form AND the phone number question.

While we highly recommend getting your privacy policy reviewed and approved by your legal team, we are providing this template as a starting point if you don't already have one.

Steps to using our template to create your privacy policy:

  1. Copy this document to your own google account

  2. Edit this document so it represents your business and your policies regarding the guest or lead data you capture within the Curb Hero services. We recommend getting professional legal help just to be sure.

  3. Once completed, you can use Google Docs to get a "shareable link" to the privacy policy doc (use the "Share" button). Make sure you set the sharing settings so that anyone with the link can VIEW the document (don't allow EDIT permissions).

  4. Go to the Curb Hero app's My Profile section and paste that URL in the Privacy Policy URL section

Now guests that choose to view your privacy policy in the sign-in form, can see it and know your policies for handling their info.
