Subdivide Site

Lay out roads, cul-de-sacs and blocks on a site, then choose which blocks become lots

Written by Holly Conrad Smith

Use this when you want to test a master plan within a flow, for example roughing out a subdivision's streets, cul-de-sacs and blocks before you commit to a lot layout. The Subdivide Site node lays out a road network across a site and splits it into blocks. You then choose block by block which ones become lots and which ones stay whole for another use, like a park or a multifamily pad.

Beta: This algorithm is new and the way it works may change.

Category: Generative

Kind: Operation

Description: Lays out roads, cul-de-sacs and blocks on a site.

Inputs

This node's settings come from the paired Subdivide Site Transform node through the T connector. You can't wire a value straight into a single setting. To drive one setting from your flow, override it with a Write Property node between the Subdivide Site Transform node and T.

How to

  1. Open the flow in the Flow Builder and add the Subdivide Site node.

  2. Connect your site polygon to the Features connector.

  3. Add the Subdivide Site Transform node and connect it to the T connector.

    • Click Edit Defaults on the Subdivide Site Transform node to set the starting values for the flow. Turn on Publish so the settings show in the properties palette.

  4. Add a Lot Subdivision V2 node and connect the Subdivide Site Parcels output to its Input connector.

  5. Click Choose Road Edge in the Subdivide Site settings and pick the site edges that face an existing street.

  6. Select a geometry that uses the flow and edit its settings in the Properties Palette. Click the revert icon on the settings group to go back to the defaults.

Subdivide Site settings

The Subdivide Site Transform node adds these settings to the properties palette. Every number is a length in your project units.

  • Parcel Depth (default 15m): the depth of the lots along each road. This sets how far apart parallel roads run, and how deep the row of lots along a closed site edge is.

  • Road Width (default 6m): the width of each generated road.

  • Max Run (default 100m): the longest a block can run along a road. When a block is longer, Subdivide Site adds evenly spaced cross roads to break it up.

  • Cul-de-sac Diameter (default 12m): the size of the turning circle at the end of a dead-end road.

  • Cul-de-sac Max Length (default 50m): the longest a cul-de-sac road can be. Set it, or the diameter, to 0 to turn off cul-de-sacs.

  • Choose Road Edge: pick the site edges that face an existing street. You can pick more than one.

  • Add Road: draw your own road across the site.

  • Add No-Build Zone: draw an area to keep lots out of.

  • Editing Mode: show the roads, blocks and edge handles on the map for editing.

How Subdivide Site lays out roads

  1. An edge marked as a road edge counts as an existing street. Lots front straight onto it.

  2. Along every other site edge, Subdivide Site lays a row of lots one Parcel Depth deep, then runs a new road behind that row.

  3. Inside the site, roads run one double row of lots apart. Blocks longer than Max Run get cross roads.

  4. Where a dead-end road fits between about three parcel depths and the Cul-de-sac Max Length, Subdivide Site ends it in a cul-de-sac bulb of the set diameter, kept clear of other roads.

Add a road to Subdivide Site

Draw a road where you want one. Click Add Road in the Subdivide Site settings and draw a line across the site. Subdivide Site builds the rest of the road network around it. Lines connected to the Roads connector work the same way.

Add a no-build zone

Keep lots out of an area such as a wetland, easement or retention pond. Click Add No-Build Zone in the Subdivide Site settings and draw a polygon. No-build zones show in red. Roads can still cross a no-build zone. Lots never sit inside one. Polygons connected to the Exclusions connector work the same way.

Edit mode

Turn on Editing Mode in the Subdivide Site settings to edit the layout on the map.

  • Blue blocks subdivide into lots. Gray blocks stay whole with a single usage. A block outlines in blue when you hover over it.

  • Click the small arrow at the middle of a site edge to mark it as a road edge, or click it again to unmark it. The arrow turns around and the edge highlights when it is a road edge.

  • Click a generated road to remove it. The blocks on each side merge, and any cul-de-sac that only that road served goes too. A white circle with a red X marks where the road was. Click the marker to bring the road back.

  • Roads you drew, roads connected to the Roads connector and road edges stay fixed.

Set what a block becomes

With Editing Mode on, click a block to open Block Settings. Drag the popup by its title to move it.

  • Turn on Subdivide Into Lots to send the block to Lot Subdivision V2 through the Parcels output. Then set:

    • Single Sided Lots: lots face one side only, with no split down the middle. This turns on automatically for corner lots and for blocks only one row deep.

    • Lot Target: choose Default to use the Lot Subdivision V2 setting, or Frontage or Area to give this block its own target.

    • Lot Size: the frontage or area target for this block. Lot Size is available once you choose Frontage or Area.

  • Turn off Subdivide Into Lots to keep the block whole. Pick a Usage for the block, like a park or a multifamily pad. The block goes to the Sites output with that usage.

Block settings stay with the block when you move the site. A block left at its defaults stores nothing.
