Typically properties have only one main owner. There can be multiple people on the deed, but only one person as the primary on the loan. We educate to market to the primary owner first, so you can know who you are not reaching and move to another marketing channel, or start researching for secondary owners or contacts, or the primary owner’s true mailing address to skip trace their home address for possibly more accurate numbers.

When you skip trace, most companies skip trace the mailing address and its associated individuals. The primary owner is what nearly all skip tracing services will find.

If your skip tracing company returns back relatives and other people associated with the owner, you can upload the additional owner information to the message board and tag their phone numbers as relative, husband, wife, additional owner, etc.

You’ll upload probate records in a similar way. List the deceased as the owner, and include the personal representative's information in the message board, and tag their phone numbers as PR.

Organizing the csv

To upload additional owner information to the message board, include a column labeled Notes or Messages.

If the owner information is in separate columns, merge the columns together. To merge using google sheets, select the columns you want to merge, then navigate to Extensions -> Merge Values -> Start.

Select Merge by Space, then click Merge.

Power tools (add on purchase) has additional merge options, for example adding text in front of and between columns so you can create a message template.

Additional phone numbers should also be included in the phone columns. To add a phone tag, include a column for phone tag and list the tag you want to add (example: relative, husband, wife, PR, etc.)

Uploading the File

Once the csv is organized, select Upload File in your REISift account. If the csv contains new property addresses that are not in your REISift account, select Add data.

If the file contains skip trace results and all property records already exist in your account, select Update data. Next, select Uploading phone numbers by Property address, or Uploading Phone Numbers by Mailing address.

When uploading phone numbers, select the file contains numbers, toggle to select I know when the numbers were skip traced, and select a date. The date is used to apply the skip tracing status. If you do not select a date, new phone numbers will still be uploaded, but the skip tracing status will not be updated.

Next, add any custom tags.

Click to browse, or drag and drop the file.

Next, map the columns. If the columns do not auto-map, you can manually map by dragging the options on the left and dropping them to the correct fields on the right.

Always review your upload, once you confirm the information is correct, click Finish Upload.

You can track the progress of your upload from the Activity -> Upload section of your account.
