How landlords can manage maintenance jobs via their Street desktop account

Landlord Maintenance Management via Desktop

Landlords can view and manage their maintenance jobs directly from their Street account, either via the Street Consumer app or via their desktop account, including reviewing job details, tracking progress, and approving contractor quotes.

Where to find maintenance jobs

Landlords can access their maintenance jobs from the landlord tab, by selecting 'maintenance'. Here they'll see two tabs, one for ongoing - showing all open maintenance jobs, and completed - showing any maintenance jobs marked as complete.

By clicking into a specific job, the landlord can track the progress of the job and see the details including the job status, description, any photos/videos and any contractor quotes (whether these are waiting on a quote, have a quote to be instructed or have already been instructed).

Note - Maintenance requests from tenants will not show in the landlord's account, until you chose to create a job from that request.

Job statuses

Each maintenance job has a status indicating where it is in the process:

  • Pending / Job Details Added - The job has been created but a contractor has not been added.

  • Awaiting quote - A contractor has been added but a quote has not been added.

  • Awaiting quote approval - A quote has been added but is waiting for approval from the landlord.

  • Awaiting instruction - A quote has been approved by the landlord but the contractor has not been instructed.

  • Contractor instructed - A contractor has been instructed in Street.

  • Closed - The job has been marked as complete in Street.

Approving contractor quotes

Once a quote has been added on Street the landlord will be able to approve it. If multiple quotes from different contractors have been added, the landlord can choose which to approve.

When adding the quote in Street, if you uploaded the quote file sent by the contractor, this file will show in the landlord's app to view.

Once approved, the job status will update to 'awaiting instruction' and you can instruct the contractor within Street from the maintenance job page. On instruction, the landlord will receive the 'Quote Instructed Owner' notification and the contractor will receive 'Quote Instructed Contractor'. Both notifications can be toggled on or off in your notification preferences (or controlled individually at a property level) and have their content edited.

Job Complete

Once the job has been marked as complete in Street, the landlord and tenant will receive the notification 'Maintenance Job Completed'. The job status in the landlord's app will update to Closed and will move into the Completed maintenance tab.
