Scheduled price reductions

Set the date you want a price to drop and Street.co.uk triggers it at 6am so listings hit the portals in time for weekend and bank-holiday buyers, with no one logging in on the day.

Valuation Consultation

Book a follow-up appointment to walk vendors through the valuation report in person, the moment most instructions are won. The consultation lives on the Valuation page, syncs to your calendar and external integrations, sits in the diary alongside other appointments, and appears in the vendor's Client App for them to view, reschedule or cancel. A new Follow-up method filter on the Valuations table shows which valuations had a report sent, a consultation booked, or a consultation completed.

Provisional Valuations

Hold a slot in the diary without sending the owner a confirmation email. Provisional appointments behave like viewings in the diary, with a new status on the Valuations table for provisional vs. confirmed. One click to confirm when it's locked in.

Property preferences filter on the applicant table. The applicant table now filters by every property type, style, and preference. Pull a call list for a rare property type, or see how many of your applicants want a specific style. Available on both sales and lettings applicant tables.

Lettings updates

Renters' Rights Act updates

A new ending-tenancy flow for RRA tenancies, plus a cleanout of pets-allowed and minimum-tenancy-period fields where they no longer apply.

Rent validation

A heads-up when the rent entered on a tenancy is higher than what was advertised, so you can catch the discrepancy before it lands.

When creating a lettings offer, if the rent entered is greater than the listing amount, you'll see an orange banner appear, asking you to select a reason for the higher rent amount.

Client Accounting updates

Pre-Tenancy Deposits

Deposits are back on the lettings application, decoupled from the tenancy underneath, no double entry. A new tenant charges section surfaces upcoming charges on the application before the charge date hits the ledger. And when move-in falls mid-period, pro rata rent calculates automatically.

Fee export reports for cash and accrual

Export fee data on whichever accounting basis your business runs on.

Using the Fee Export report, found in the Reporting section, when clicking Export at the top right you'll now see options for Xero, Quickbooks and CSV.

Richer payment file exports

Payment files now carry more data and are export-ready for tools like Xero and QuickBooks.

Bank statement descriptions on payments

Incoming payments now show the description from the bank statement import instead of the generic 'payment received' stamp. Cleaner ledgers, easier reconciliation.

Dynamic CSV for HSBC payment files

A new option alongside the existing HSBC format. Pick whichever works best for your workflow.

Bank details edit permission

A new permission controlling who can edit bank details, tighter compliance, less risk.

Partner Platform updates

Notes on referral reminders

Brokers can leave a note when setting a reminder, so the context sits with it.

Click-to-copy on referral details

Quick copy buttons on referring agent, buying position and other details. One click, paste, done.

'Sent by' column

The referrals table now uses 'Sent by' instead of 'Agent', supporting self-referrals from the Client App.
