How to Create your first Airbnb Listing?

This walks you through the full process of creating your first Airbnb listing from setting it up on Airbnb to customizing your listing title, description, pricing, house rules, and calendar settings.

Why This Matters

Properly setting up your Airbnb listing ensures it ranks well, attracts the right guests, and operates efficiently from day one. A well-crafted listing improves visibility, guest trust, and ultimately your booking conversion and revenue. Skipping steps or incorrect setup may result in poor performance, bad guest experiences, or avoidable disputes.

What You Need

  • You must have an Airbnb account

  • Property details (address, amenities, guest capacity, etc.)

  • Listing photos (or placeholders)

  • Access to the Vacarya Masterclass for templates

  • Instant Book enabled and security devices in place (e.g., exterior camera, noise monitors)

Steps

1. Prepare Before You Start

Before creating the listing, gather the following information. Most of this will be included in the Property Sheet sent to you by the Setup Team after the unit is handed over. Photos and a full unit manifest will also be provided to you.

  • Full address

  • Property type (apartment, house, condo, etc.)

  • Number of bedrooms and bathrooms

  • Bed configuration

  • Maximum guest capacity

  • Square footage (if available)

  • Wi-Fi details

  • Kitchen appliances

  • Parking information

  • Laundry access

  • Smart lock or check-in method

  • Safety features (smoke detector, fire extinguisher, etc.)

  • Building amenities

  • Included items (pack & play, high-chair, etc.)

  • Check-in and check-out time

  • Pet policy

  • Smoking policy

  • Noise rules

  • Additional guest policy

House rules will depend on your unit (house or apartment) and whether it requires a Background Check or not.

  • High-quality, well-lit photos

  • Exterior and building entrance

  • Each room is clearly shown

  • Close-ups of amenities

  • Lifestyle shots (workspace, coffee station, balcony, etc.)

2. Create Your Airbnb Account

  1. Sign up or log in

  2. Verify your identity

  3. Add payout method (bank account)

  4. Add tax information (if required)

Step 3: Start the Listing

Click “Become a Host”

Select “Home”

Click “Get Started”

Hit “Next”

Choose which best describes your place

Choose the type of place/ property, then hit next

Enter the complete address

Confirm the address and check the right spot drag the map to reposition the pin, then hit “Next”

Enter the guest capacity, number of bedrooms, beds and bathrooms.

Step 4: Add Amenities & Features

Select all available amenities. This improves search ranking and conversion. Then hit “Next”

Important amenities to include:

  • Fast Wi-Fi (include speed if possible)

  • Workspace (if available)

  • Air conditioning / heating

  • Kitchen essentials

  • Free parking (if available)

  • Self check-in

Accuracy is critical, never list amenities you do not provide.

Step 5: Upload Professional Photos

  • Choose the best photo as your cover

  • Organize photos by room

  • Ensure proper lighting

  • Avoid clutter

Professional photos significantly increase bookings.

Step 6: Write an Optimized Title & Description

Title Tips

  • Highlight location + key benefit

  • Mention a unique feature

  • Keep it clear and searchable

  • Bed w/ Amenity by [Attraction 1], [Attraction 2] & [Attraction 3]
    Example:
    “Modern 1BR Near Downtown | Free Parking + Fast WiFi”

    "2 Bed in Downtown OTR w/ Gym, Gold Sim & Pool"

  • Start with 32 characters; later, you’ll be able to expand to 50

  • Add an Internal name for your listing, making it easier for your team to identify and manage listings internally without changing how the listing appears to guests.

Description Structure (500 characters max)

Listing Customization & Optimization

  • Choose 2 phrases that best describe your home

Then you may use this template to write your listing description

  1. Short welcome paragraph and describe the # of bedrooms, location, highlights, and amenities briefly

    1. Example:
      "The finest residence in OTR with luxury finishes, this 2-bedroom suite features a pool, gym, rooftop, and more. Steps to Hard Rock Casino and Paycor Stadium."

  2. Space details - Bullet point key features

    1. Number and type of beds

    2. Kitchen and bath features

    3. Appliances and included items

    4. Smart TV, Wi-Fi, Washer/Dryer

  3. Getting Around - Include transit options, walkability, and parking details

    1. Example: "Bus stop steps away with direct access to downtown."

  4. Guest access

    1. Bullet point all amenities guests can use (e.g., gym, rooftop lounge, pool table, etc.)

  5. Safety Considerations

    1. Ensure "Suitable for children" and "Suitable for infants" are checked (if applicable)

  6. Neighborhood Description

    1. Write a short paragraph about the area

    2. Add local highlights in bullet points with distances

  • Example:

    • Bakery Square (0.7 mi, 14-min walk)

    • CMU (1.3 mi, 6-min drive)

  1. House rules summary -

    1. Focus on benefits, not just features. Use the house rule set that matches the property type:

Step 7: Set Pricing

If you are using our tech stack, then your pricing will be handled by us once your listing is live.

  1. Set base nightly rate

  2. Add cleaning fee

  3. Set extra guest fee (if applicable)

  4. Add weekly/monthly discounts

  5. Turn on Smart Pricing or connect to dynamic pricing software ( Pricelabs)

Research nearby comparable listings before setting rates.

Step 8: Set Availability & Booking Settings

  • Choose instant book or request to book

    If this is your first listing, choose "Approve your first 5 bookings" start reviewing reservation requests first.

  • Set minimum and maximum stay

  • Block unavailable dates

  • Set advance notice for bookings

Step 9: Publish & Test

  1. Preview the listing

  2. Double-check all details

  3. Confirm pricing accuracy

  4. Publish

  5. Test the booking flow as a guest

Post-Publishing Edits

Once the listing is published, return to Listings and begin full editing

  1. Revisit the Title section and expand it to the full 50 characters

Under Internal Name, use this format:

“Unit # - Location”

​(Internal names are only visible to you and your team)

Description, Amenities & Booking Settings

Revisit the Description tab and fully complete all prompts using the template

2.Fill out all applicable amenities

3.Re-enable Instant Book and turn on "Good track record"

4.Set your House Rules: Be clear and specific to avoid guest misunderstandings.

Pets: toggle based on your policy ( check if the bldg allows it or not)

Party/ Events: Off

Smoking: Off

Quiet Hours: 10 PM – 7 AM

Commercial Photography: Allowed

Max guests = number of beds available

6. Check-in/Out & Pricing Strategy

Go to Check-in and Checkout Times

Default check-in: 4 PM

Default checkout: 10 AM

Add a $50/hour fee for early check-in or late checkout

7. Additional Rules & Guest Safety

  • Open "Additional Rules"

Copy/paste your rules from the “Rules List” template (Vacarya Masterclass)

This protects you in Aircover disputes

  • Fill out all Guest Safety details (e.g., smoke detectors, fire extinguisher)

  • Change Cancellation Policy to Strict

  • If your listing isn’t ready for bookings yet, set it to “Unlisted”

8. Calendar & Availability

  • Open your Calendar

  • Go to the Fees section and ensure all required fields are filled out

  • Under Availability, switch the booking window to 24 months

This allows guests to book up to 2 years in advance
